This <a href=\"https:\/\/urbanitae.com\/en\/project\/P000441\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=second_phase&amp;utm_content=en_proyecto_jardines_del_ayra_ii\" target=\"_blank\" rel=\"noopener\">second phase<\/a> of the project will open on Tuesday, January 13 at 16:00 (UTC+1) on the platform.<\/strong><\/p><p>We\u2019re introducing Jardines del Ayra, a new value-add project in Alcal\u00e1 de Guada\u00edra (Seville) to deliver a <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/07\/21\/900000-homes-missing-the-challenge-of-new-housing-in-spain\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=new_build&amp;utm_content=en_proyecto_jardines_de_ayra\" target=\"_blank\" rel=\"noreferrer noopener\">new-build<\/a> residential development of 183 VPO homes. Jardines del Ayra will open for funding <strong>on Tuesday, 30 December at 12:00 (UTC+1)<\/strong>.<\/p><ul class=\"wp-block-list\"><li><strong><a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_Yc8MkSbRTTyshbjn8ZNT6Q\" target=\"_blank\" rel=\"noreferrer noopener\">Webinar<\/a><\/strong>: Monday, 29 December at 11:00 (UTC+1)<\/li><\/ul><h2 class=\"wp-block-heading\">A 183-home VPO development next to the future tram<\/h2><p><a href=\"https:\/\/urbanitae.com\/en\/project\/P000440\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=jardines_del_ayra_1&amp;utm_content=en_proyecto_jardines_de_ayra\" target=\"_blank\" rel=\"noreferrer noopener\">Jardines del Ayra<\/a> will be developed in the Montecarmelo sector, in Alcal\u00e1 de Guada\u00edra, and will comprise <strong>183 VPO homes with 1, 2 and 3 bedrooms<\/strong>. All units will include a parking space and a storage room, and the development will be set within a gated community with a shared swimming pool and landscaped garden areas. As an added value, the project also includes the marketing of two adjacent tertiary-use plots next to the residential area.<\/p><p>The location stands out for its connectivity with Seville via the A-92 and for the reactivation of the Alcal\u00e1 Tram, whose service is scheduled for spring 2026, with a stop near the development and a connection to the Pablo de Olavide University metro station.<\/p><h2 class=\"wp-block-heading\">Third project alongside CARALCA<\/h2><p>The manager of Jardines del Ayra is <a href=\"https:\/\/www.caralca.es\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">CARALDA<\/a>, a developer with a presence in western <a href=\"https:\/\/www.eleconomista.es\/vivienda-inmobiliario\/noticias\/13288459\/03\/25\/el-mercado-inmobiliario-andaluz-crece-un-103-pero-la-escasez-de-oferta-sigue-tensionando-los-precios.html\" target=\"_blank\" rel=\"noreferrer noopener\">Andalusia<\/a> and a team with extensive experience in the sector. The company manages a business volume of <strong>over \u20ac475 million<\/strong> and a pipeline of more than <strong>1,800 homes<\/strong> across more than fifteen active developments, operating in the residential, hotel and student housing segments.<\/p><p>Jardines del Ayra is the third project financed alongside CARALCA, following previous transactions such as Alcaidesa Homes and Edificio Dante.<\/p><h2 class=\"wp-block-heading\">Deal structure<\/h2><p>The transaction follows a value-add strategy through an alliance with the developer to deliver the project. Investors participate via a capital increase, with <strong>a \u20ac1,103,000 ticket<\/strong> and an estimated term of <strong>34 to 38 months.<\/strong><\/p><p>A key point of the transaction is that the development company already owns the land. In addition, the planning strategy includes processing a Detailed Study (Estudio de Detalle) to change the plot\u2019s use from free-market housing to protected housing, which would allow the buildable area to increase by 20%. Final approval of this milestone\u2014expected in the coming weeks\u2014has been set as a condition precedent for investors\u2019 entry. After that, the building permit will be applied for, and construction is planned to start in the fourth quarter of <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/12\/21\/the-real-estate-crowdfunding-sector-in-spain\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=2026&amp;utm_content=en_proyecto_jardines_de_ayra\" target=\"_blank\" rel=\"noreferrer noopener\">2026<\/a>, aligned with the sales pace.<\/p><h2 class=\"wp-block-heading\">When will I get my invested money back?<\/h2><p>The estimated term for <a href=\"https:\/\/urbanitae.com\/en\/project\/P000440\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=jardines_del_ayra_2&amp;utm_content=en_proyecto_jardines_de_ayra\" target=\"_blank\" rel=\"noreferrer noopener\">Jardines del Ayra<\/a> is 34 to 38 months.
