The operation offers a <strong>fixed annual return of 10.5%<\/strong>, with a loan amount of up to <strong>\u20ac1,010,000<\/strong> in a single tranche.<\/p><ul class=\"wp-block-list\"><li><strong><a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_GW6_bOHkQkKQt1xyjbhQRg\" target=\"_blank\" rel=\"noreferrer noopener\">Webinar<\/a>:<\/strong> Friday, December 26 at 12:00 (UTC+1)<\/li><li><strong>Opening:<\/strong> Monday, December 29 at 12:00 (UTC+1)<\/li><\/ul><h2 class=\"wp-block-heading\">Two assets in Ourense and Cangas<\/h2><p><strong>Project Auria<\/strong> consists of granting a loan to partially finance the <strong>change of use from commercial to residential<\/strong> and the <strong>renovation costs<\/strong> of two assets:<br \/>In Ourense, the project involves converting an office mezzanine into residential units to develop 8 apartments with 1 and 2 bedrooms on <strong>R\u00faa Valle Incl\u00e1n 1<\/strong>. The license for change of use and major renovation was granted in November 2025, and work is expected to begin after the asset purchase, with an estimated duration of 12 months. Marketing is planned after the purchase.<br \/>In Cangas (Pontevedra), a commercial space is being converted into residential units to build 3 apartments with 1 and 2 bedrooms on <strong>Avenida Ourense 19<\/strong>. The asset was acquired in July 2024, the license was granted in November 2024, and construction \u2014 started in July 2025 \u2014 is approximately <strong>50% complete<\/strong>, with an estimated 6 months until completion. The loan offers a <strong>fixed simple annual interest rate of 10.5%<\/strong>, with a term of <strong>18 months<\/strong> and a possible extension of <strong>6 months<\/strong>. Principal and interest will be paid at maturity, with a <strong>minimum guaranteed return<\/strong> equivalent to <strong>12 months of interest<\/strong>.<br \/>The portion of the loan allocated to finance renovations will be disbursed through <strong>monthly certifications<\/strong>, validated by an independent <strong>Project Monitor<\/strong>. Full early repayment is allowed at any time, respecting the indicated minimum return.<\/p><h2 class=\"wp-block-heading\">Project guarantees<\/h2><p>The loan will have several guarantees for investors:<\/p><ul class=\"wp-block-list\"><li><strong>First-rank mortgage<\/strong> on the assets.<\/li><li><strong>First-rank pledge<\/strong> on the shares and bank accounts of the special purpose vehicle.<\/li><li><strong>Cash sweep<\/strong> of future income generated from sales.<\/li><\/ul><h2 class=\"wp-block-heading\">When will I recover my investment?<\/h2><p>The estimated term of <strong><a href=\"https:\/\/urbanitae.com\/en\/project\/P000438\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=auria_3&amp;utm_content=en_proyecto_auria\" target=\"_blank\" rel=\"noreferrer noopener\">Project Auria<\/a><\/strong> is 18 months, with a possible 6-month extension at month 18.
