Additionally, the development will feature <strong>large common areas<\/strong> and 17 <strong>commercial units<\/strong>.<\/p><p>The project has a <strong>commercial progress of over 50%<\/strong>, with sales starting in January 2025, reflecting the strong reception of the product in the local market.<\/p><p>The development will be located in Sector 26 \u201cLa Milagrosa,\u201d to the east of Jerez de la Frontera, an expansion area whose development was approved in 2003, with phases 1 and 2 urbanized until 2008.<\/p><h2 class=\"wp-block-heading\">Operation Structure<\/h2><p>Urbanitae <a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/01\/17\/our-goal-is-for-any-investor-to-be-part-of-urbanitae\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=investors&amp;utm_content=en_proyecto_martinica\" target=\"_blank\" rel=\"noopener\">investors<\/a> will contribute \u20ac3,025,000 to a <strong>special purpose vehicle<\/strong>, which will later enter the project\u2019s development company. The total capital amounts to \u20ac5,500,000, contributed jointly by Urbanitae investors and the developer.<\/p><p>The developer has already acquired the plot through a newly created company, and with the entry of investors, part of their investment is recapitalized and costs not covered by bank financing will be addressed. The project <strong>plans to obtain external financing<\/strong> from a top-tier bank, intended to cover construction costs and part of the technical expenses.<\/p><p>A <strong>preferred return scheme of 15% per year<\/strong> is established for Urbanitae investors, which consists of recovering the contributed capital plus this return before the developer.
