According to Spain\u2019s National Commission on Markets and Competition (CNMC), <a href=\"https:\/\/www.cnmc.es\/prensa\/datos-comercio-electronico-1T-2025-20251003\" target=\"_blank\" rel=\"noreferrer noopener\">e-commerce activity in Spain alone recorded 474 million transactions in the first quarter of 2025<\/a>. The shift from traditional retail outlets to home delivery has forced companies to reorganise their warehouse networks, moving from a single national distribution centre to multiple regional hubs aimed at improving operational efficiency.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The figures behind success: how demand confirms the strength of the logistics sector<\/h2>\n\n\n\n<p>Market data confirms that the <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/04\/03\/the-spanish-logistics-real-estate-market-breaks-records-in-2024\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1225&#038;utm_term=logistics_segment_experiencing_investor_interest&#038;utm_content=en_boom_logistica_espana\" target=\"_blank\" rel=\"noreferrer noopener\">logistics segment is experiencing one of its most robust periods in terms of demand and investor interest<\/a>. In Spain, occupancy rates stand at around 90.7%, according to data published by CBRE<\/strong>, while Portugal shows a slight decline to 89.3%. These figures underline operational stability and point to low tenant turnover.<\/p>\n\n\n\n<p><strong>At the same time, the real estate consultancy reveals that the average lease length\u2014another critical factor in the segment\u2014stands at eight years across Iberia.<\/strong> Rental growth is also evident in the prime segment, with average rents reaching \u20ac18 per sqm in Europe, <strong>while in Madrid they stand at \u20ac6.85 per sqm and in Catalonia reach \u20ac9 per sqm<\/strong>, according to CBRE. Among the most notable markets, Madrid saw take-up reach 379,831 sqm in the third quarter of 2025, representing a 160% increase compared to the previous quarter.<\/p>\n\n\n\n<p><strong>Long-term leases, tenants focused on process innovation and an increasingly competitive environment create an attractive landscape for large funds and institutional investors.<\/strong> At the same time, a growing number of private investors are adding logistics assets to their portfolios. Given the range of investment structures available, retail investors can also participate in projects of this scale through crowdfunding platforms.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What to expect from the logistics real estate sector in 2026<\/h2>\n\n\n\n<p><strong>Automation and innovation in logistics parks<\/strong> are set to be among the most relevant trends shaping the sector. According to JLL, <strong><a href=\"https:\/\/www.jll.com\/es-es\/insights\/the-spanish-logistics-landscape-connecting-efficiency-and-innovation\" target=\"_blank\" rel=\"noreferrer noopener\">custom-built facilities, also known as build-to-suit developments<\/a>, will be one of the most significant trends defining 2026<\/strong>. These assets are primarily designed for advanced operations and incorporate innovative machinery and technology.<\/p>\n\n\n\n<p>Demand for <strong>prime logistics warehouses<\/strong> consolidated as a clear trend in 2025 and, <a href=\"https:\/\/www.colliers.com\/en-es\/research\/snapshot-inmologistico-en-espanha-q3-2025\" target=\"_blank\" rel=\"noreferrer noopener\">according to a recent study by Colliers<\/a>, is expected to remain a key driver throughout the coming year.
