According to the <strong><a href=\"https:\/\/www.cbre.com\/insights\/reports\/european-lender-intentions-survey-2025\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">European Lender Intentions Survey 2025<\/a><\/strong> published by <strong>CBRE, 71% of European lenders no longer grant loans to assets that do not meet sustainable standards<\/strong>, marking a historic shift compared to the previous decade.<\/p>\n\n\n\n<p>This progress responds to a dual movement: on one hand, increasing regulatory pressure, particularly the <strong><a href=\"https:\/\/finance.ec.europa.eu\/sustainable-finance\/tools-and-standards\/eu-taxonomy-sustainable-activities_en\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">EU Sustainable Finance Taxonomy<\/a><\/strong>, which obliges banks to assess the climate impact of the assets they finance. On the other hand, it has been shown that <strong>properties with low Energy Certification<\/strong> suffer faster depreciation, lower commercial appeal, and higher exposure to extreme weather events. In other words, financing non-sustainable assets has become an economic risk in itself.<\/p>\n\n\n\n<p>In this context, <strong>Bruno Sauer, CEO of Green Building Council Spain (GBCe)<\/strong>, confirms that regulatory pressure is already having visible effects on certain assets: <em>\u201cIt affects properties that want to renovate or require additional investment, as they will have to comply with certain environmental requirements regulated by the European Finance Taxonomy, which go beyond current Spanish regulations.\u201d<\/em><\/p>\n\n\n\n<p>Although it does not yet directly affect the value of existing properties, Sauer points out that this will change with the incorporation of <strong>MEPS (Minimum Energy Performance Standards)<\/strong> and the rigorous application of the new <strong>ECO Standard<\/strong>: <em>\u201cFor now, it does not affect the value of existing properties. But this may change rapidly in the coming years when MEPS are incorporated into Spanish regulations, or when the new ECO Standard starts being rigorously applied in the appraisal world. If renovated or new properties with environmental criteria increase in value, the rest lose value.\u201d<\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">A New Credit Paradigm: Value Lies in Sustainability<\/h2>\n\n\n\n<p>The tightening observed by <strong>CBRE<\/strong> reflects the incorporation of <strong>ESG performance<\/strong> as a risk factor comparable to leverage or cash generation. Lenders increasingly apply <strong>margin discounts<\/strong> for projects that demonstrate superior environmental performance, reinforcing the competitiveness of efficient assets compared to those that are not. This approach is transforming <strong>real estate investment<\/strong> in Spain, as developers and investors must integrate sustainability criteria from the design phase, not just as a final marketing element.<\/p>\n\n\n\n<p>Bruno Sauer explains that the adaptation of developers and investors is not homogeneous: <em>\u201cWe must differentiate between developers and investors. Developers seem to have been (apparently) freed from reporting their sustainable strategic changes. The Omnibus has reduced much of the ambition of the CSRD. But if developers finance themselves through banks, which must report the same green financing strategy changes (SFRD), they will pull developers into providing environmental data. Investors, subject to SFRD, must consider sustainability criteria. The most important thing is that the criteria are governed by the European Taxonomy and results are verified by an accredited third party, as it is not a voluntary certification but a European regulation to comply with.\u201d<\/em><\/p>\n\n\n\n<p>Sustainability, therefore, ceases to be an added value and becomes an essential requirement determining which assets are financeable and which are excluded from the traditional credit market. The result is a progressive shift of capital toward projects capable of obtaining certifications such as <strong><a href=\"https:\/\/www.bbva.com\/es\/sostenibilidad\/certificado-breeam-el-pionero-en-la-arquitectura-sostenible\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">BREEAM, LEED<\/a><\/strong>, or equivalents recognized by the <strong>European Taxonomy<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The Spanish Paradox: Stricter Banks\u2026 but Greater Appetite for Financing<\/h2>\n\n\n\n<p>Although the sustainability criteria have tightened, financing for <strong>efficient housing<\/strong> continues to grow, driven by demand and the support of some financial institutions. In 2025, banks <a href=\"https:\/\/www.caixabank.com\/es\/actualidad\/noticias\/caixabank-incrementa-un-24-la-financiacion-de-viviendas-con-certificacion-energetica-a-y-b-y-alcanza-los-1185-millones-de-euros-en-el-tercer-trimestre-de-2025#:~:text=CaixaBank%20ha%20alcanzado%201.185%20millones,4.089%20operaciones%20por%20un%20importe\" target=\"_blank\" rel=\"noreferrer noopener\">such as <strong>CaixaBank<\/strong><\/a> allocated <strong>\u20ac1.185 billion<\/strong> to finance homes with <strong>energy certification A or B<\/strong> during the first nine months of the year, formalizing <strong>5,710 operations<\/strong>. This represents a <strong>24% increase<\/strong> compared to the same period the previous year.<\/p>\n\n\n\n<p>This trend is explained by several factors: healthier bank balance sheets, strong demand for new housing, and limits on land purchases, which reduce systemic risk for banks. In addition, Spain currently builds around <strong>100,000 homes per year<\/strong>, a level that allows banks to comfortably manage the capital consumption required by the <a href=\"https:\/\/www.mivau.gob.es\/urbanismo-y-suelo\/suelo\/observatorio-de-vivienda-y-suelo\" target=\"_blank\" rel=\"noreferrer noopener nofollow\"><strong>Housing and Land Observatory (OVS) of the Ministry of Housing and Urban Agenda<\/strong>.<\/a><\/p>\n\n\n\n<p>Bruno Sauer offers a medium- and long-term view on the evolution of real estate financing: <em>\u201cPerhaps in 10-15 years, most real estate loans will align with the European Taxonomy as a framework for sustainable criteria. But there will always be exceptions. In addition, the Taxonomy is a regulation that will be updated every 3-4 years so that projects aligned now may no longer be in 15 years. The effects of climate change and biodiversity loss, which both directly affect human health and societal prosperity, are just beginning. We will move toward a harsher reality and will have to continuously adapt in the coming decades.\u201d<\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The Role of Urbanitae and Alternative Financing<\/h2>\n\n\n\n<p>In this new, more demanding regulatory environment, with stricter risk criteria, <strong>alternative financing<\/strong> has gained prominence as a complement and, in some cases, a substitute for traditional <strong>bank credit<\/strong>. <strong>Urbanitae<\/strong> has established itself as the leading <strong>real estate crowdfunding platform<\/strong> in Spain, regulated by the <strong>CNMV<\/strong>, <a href=\"https:\/\/urbanitae.com\/en\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=offering_equity_crowdlending_solutions&amp;utm_content=en_banca_endurece_acceso_credito\" target=\"_blank\" rel=\"noreferrer noopener\">offering <strong>equity<\/strong> and <strong>crowdlending<\/strong> solutions for new construction and renovation projects<\/a>.
