The first tranche, now open for funding, has the following characteristics:<\/p>\n<p><\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Tranche A Amount:<\/strong> \u20ac2,290,000<\/li>\n\n<li><strong>Fixed Interest Rate:<\/strong> 10.75% per year (simple interest)<\/li>\n\n<li><strong>Term:<\/strong> 24 months + 6-month extension<\/li>\n\n<li><strong>Total Return:<\/strong> 21.5%<\/li>\n\n<li><strong>Minimum Return:<\/strong> 15 months of interest (13.43%)<\/li>\n\n<li><strong>Interest and Principal Payment:<\/strong> at maturity<\/li>\n<\/ul>\n<p><\/p>\n<p>Tranches B and C (\u20ac1,085,000 and \u20ac680,000, respectively) will be activated later, also through the platform. The portion of the loan allocated for renovation will be disbursed monthly through certifications, supervised by an independent project monitor.<\/p>\n<p><\/p>\n<h2 class=\"wp-block-heading\">11 Floors and 25 Modern Apartments<\/h2>\n<p><\/p>\n<p>Project <a href=\"https:\/\/urbanitae.com\/en\/project\/P000428\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=pizarro_2&amp;utm_content=en_proyecto_pizarro\" target=\"_blank\" rel=\"noreferrer noopener\">Pizarro<\/a> involves the <strong>full renovation of an existing residential building<\/strong>, with 11 above-ground floors and 3,272 m\u00b2 constructed. The <strong>horizontal property division<\/strong> process has already begun, allowing each apartment to be sold independently. Additionally, the project manager <strong>has just successfully completed a similar renovation on the same street<\/strong>, which was very well received, strengthening confidence in the project\u2019s absorption.<\/p>\n<p><\/p>\n<h2 class=\"wp-block-heading\">Prices Rising 8% in Vigo<\/h2>\n<p><\/p>\n<p>The asset is located at Pizarro 50, one of the city\u2019s main streets, very close to Gran V\u00eda, the old town, Vigo Urzaiz train station (10-minute walk), and two major <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/03\/30\/investment-in-loans-a-profitable-alternative-to-diversify-your-capital\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=shopping_centers&amp;utm_content=en_proyecto_pizarro\" target=\"_blank\" rel=\"noreferrer noopener\">shopping centers<\/a>.
