It already has favorable urban planning approval issued by the City Council, and sales have begun, with <strong>six units already reserved<\/strong>.<\/p><h3 class=\"wp-block-heading\"><strong>Oporto Project | Madrid<\/strong><\/h3><p>A property located at Calle Mar\u00eda Mart\u00ednez 17, next to Palacio de Vistalegre. It will host 62 storage units and has a filed responsible declaration with the ECU, so no construction permit is required. Sales are also progressing, with <strong>13 storage units already reserved<\/strong>.<\/p><p>Both projects benefit from the strong demand for storage solutions in established urban areas, where storage units are scarce, sell quickly, and have stable prices.<\/p><h2 class=\"wp-block-heading\">What Exactly Are We Financing?<\/h2><p>Our contribution to the <a href=\"https:\/\/urbanitae.com\/en\/project\/P000432\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=oporto_franciscanos_2&amp;utm_content=en_proyecto_oporto_franciscanos\" target=\"_blank\" rel=\"noreferrer noopener\">Oporto-Franciscanos<\/a> project will be made through a <strong>fixed-rate loan at 11% per year<\/strong>, intended to finance the purchase of the two properties and the development of the storage units and the residential unit.<\/p><p>The manager has already signed two deposit agreements with the property owners and will cover all project-related expenses with their own resources: fees, technical project, project management, etc.<\/p><p>The <strong>estimated construction duration is 15 to 18 months<\/strong>, and the total project term will be a maximum of <strong>20 months<\/strong>, including the sale of the units.<\/p><h2 class=\"wp-block-heading\">Loan Financial Structure<\/h2><p>The loan will be granted to the company created exclusively for this project, Promociones Madrid y Albacete, S.L. Key conditions are:<\/p><ul><li><strong>Amount:<\/strong> \u20ac550,000<\/li><li><strong>Term:<\/strong> 20 months<\/li><li><strong>Fixed interest:<\/strong> 11% simple annual<\/li><li><strong>Interest:<\/strong> paid in full at maturity<\/li><li><strong>Early repayment:<\/strong> allowed at any time, with <strong>make-whole<\/strong> equivalent to <strong>18 months of interest<\/strong><\/li><\/ul><p>Additionally, there is a <strong>maximum investment per investor of \u20ac10,000<\/strong>, which allows the project to be spread among a larger number of investors and reinforces diversification.<\/p><h2 class=\"wp-block-heading\">Loan Guarantees<\/h2><p>The loan will be backed by a set of appropriate guarantees:<\/p><ul class=\"wp-block-list\"><li><strong>First-ranking mortgage promise<\/strong> on the property where the 39 storage units and the residential unit will be developed (Franciscanos Project \u2013 asset.<\/p><h2 class=\"wp-block-heading\">How and When Will We Recover the Money?<\/h2><p>The loan will be repaid through the sale of the developed units (storage units and residential unit).
