This is a bridge loan in two tranches, with a fixed interest rate of 13% per year, partial quarterly interest payments, and a solid set of guarantees.<\/p><ul class=\"wp-block-list\"><li><strong>Informative <a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_nGJ3frbcRz6TadGm4gWE4g\" target=\"_blank\" rel=\"noopener\">webinar<\/a>:<\/strong> Monday, December 1 at 12:00 (UTC+1)<\/li><li><strong>Project opening:<\/strong> Tuesday, December 2 at 16:00 (UTC+1)<\/li><\/ul><p>The webinar will feature Ricardo Sanz, CEO of Grupo Abauco, together with Jos\u00e9 Mar\u00eda G\u00f3mez-Acebo and Luis Maura from Urbanitae.<\/p><h2 class=\"wp-block-heading\">Loan to Finance the Purchase<\/h2><p>The operation consists of granting a bridge loan in two tranches to finance the first two payments of the purchase of an existing building at <strong>Calle Alcal\u00e1 552<\/strong>, in the <strong>San Blas-Canillejas<\/strong> district, Madrid. The asset is currently <strong>leased to an IBEX 35 company<\/strong>, the previous owner of the building, under a sale and leaseback contract with a <strong>24-month mandatory term<\/strong> and an extension option for another 12 months.<\/p><p>During the lease term, part of the rent will be used to pay the quarterly interest of the bridge loan, reducing operational risk during this initial phase. Later, the building will support the development of a <strong>residential project with 129 units and 194 parking spaces<\/strong>.<\/p><h2 class=\"wp-block-heading\">What Exactly Are We Financing?<\/h2><p>The manager has signed a private purchase agreement that establishes <strong>three payments<\/strong> to acquire the asset. Our bridge loan will partially finance the first two:<\/p><ul class=\"wp-block-list\"><li><strong>Tranche A<\/strong> \u2192 first payment (December 2025)<\/li><li><strong>Tranche B<\/strong> \u2192 second payment (December 2026)<\/li><\/ul><p>The manager will contribute <strong>\u20ac2.85 million of own funds<\/strong> before making the purchase public and will cover all general project costs\u2014permits, fees, technical services\u2014using own funds and 20% of the lease income.<br \/>The <strong>major construction permit<\/strong> will be applied for after the first payment, with an estimated timeline of <strong>12 to 14 months<\/strong>.<br \/>Marketing is planned for the first half of 2027, mainly aimed at domestic buyers looking for primary residences.<\/p><h2 class=\"wp-block-heading\">Loan Terms<\/h2><p>The <a href=\"https:\/\/urbanitae.com\/en\/project\/P000431\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=alcala_552_2&amp;utm_content=en_proyecto_alcala_552\" target=\"_blank\" rel=\"noreferrer noopener\">Alcal\u00e1 552<\/a> operation is structured as a bridge loan. Key features:<\/p><ul class=\"wp-block-list\"><li><strong>Total amount:<\/strong> up to \u20ac9,836,000<\/li><li><strong>Urbanitae contribution:<\/strong> up to \u20ac9,588,000<\/li><li><strong>Tranche A:<\/strong> up to \u20ac5,248,000, of which <strong>\u20ac5,000,000 comes from our investors<\/strong><\/li><li><strong>Fixed interest rate:<\/strong> 13% per year simple<\/li><li><strong>Term:<\/strong> 24 months + 12-month extension option<\/li><li><strong>Principal repayment:<\/strong> at maturity<\/li><li><strong>Interest:<\/strong> partial <strong>quarterly payment<\/strong>, accrued from signing<\/li><li><strong>Early repayment:<\/strong> allowed, with <strong>minimum return equivalent to 24 months of interest<\/strong><\/li><\/ul><p>This structure allows the asset to advance toward its next phase (residential development) while protecting <a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/01\/17\/our-goal-is-for-any-investor-to-be-part-of-urbanitae\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=investors&amp;utm_content=en_proyecto_alcala_552\" target=\"_blank\" rel=\"noreferrer noopener\">investors<\/a> through quarterly interest payments and a minimum guaranteed return.<\/p><h2 class=\"wp-block-heading\">Robust Guarantees<\/h2><p>The loan will include a particularly solid set of guarantees:<\/p><ul class=\"wp-block-list\"><li><strong>First-rank pledge<\/strong> on the shares of the SPV owning the asset<\/li><li><strong>First-rank pledge<\/strong> on the borrower\u2019s bank accounts<\/li><li><strong>Pledge of 80% of lease income<\/strong><\/li><li><strong>Subordination of corporate loans<\/strong> to the bridge loan<\/li><li><strong>Corporate guarantee<\/strong> from ABAUCO PE, S.L. to provide the equity required for Tranche B<\/li><li><strong>Loan convertibility<\/strong> into SPV shares in case of default<\/li><\/ul><p>This guarantees package places the investor in a strong legal and financial protection position.<\/p><h2 class=\"wp-block-heading\">A Manager with Proven Track Record<\/h2><p><strong>Grupo Abauco<\/strong> is a development company founded in 2019, with a team that has <strong>over 15 years of experience<\/strong> and more than <strong>\u20ac500 million in projects<\/strong> in Spain and Germany. They have developed projects in Madrid, Seville, Malaga, Marbella, and other locations.<\/p><p>This will be their <strong>ninth project financed with Urbanitae<\/strong>, following operations such as
