With this return, we have now <strong>fully returned 70 projects<\/strong> on the platform and completed <strong>14 successful projects<\/strong> with Grupanxon, establishing them as one of the most reliable and consistent managers in our database.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What the Castellanos Project Involved<\/h2>\n\n\n\n<p>Castellanos was structured as a <strong>\u20ac550,000 debt project<\/strong>, arranged through a fixed-rate <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/03\/30\/investment-in-loans-a-profitable-alternative-to-diversify-your-capital\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1225&#038;utm_term=loan&#038;utm_content=en_devolucion_proyectos_castellanos\" target=\"_blank\" rel=\"noreferrer noopener\">loan<\/a> of <strong>10% per year<\/strong> with a 12-month term, extendable up to an additional 3 months. The financing was allocated to two separate developments in Madrid:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Transformation of a property in Carabanchel<\/strong> into five tourist accommodations registered as guest houses, which the developer would retain for patrimonial operation.<\/li>\n\n\n\n<li><strong>Conversion of a property near Manuel Becerra<\/strong> into 44 storage units intended for sale to local residents and small investors, a type of asset in which Grupanxon has extensive experience.<\/li>\n<\/ul>\n\n\n\n<p>The project was attractive due to its tactical and agile design: early commercial progress, use of self-certification to shorten construction timelines, and a low investment ticket, which facilitated broad investor participation.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Results: Achieved Returns and Adjusted Timeline<\/h2>\n\n\n\n<p>Although the natural term of the loan was 12 months, Castellanos included a contractual 3-month extension to ensure completion of construction and sales. The operation ultimately took 16 months, although the <strong>IRR is calculated over the estimated 15 months<\/strong>, as the extension was already contemplated.
