It will include <strong>12 apartments with one to four bedrooms<\/strong>, some with balconies or terraces.<\/p>\n<p> <\/p>\n<p>The <strong>completion of the works is expected in Q4 2026<\/strong>, and <strong>5 of the 12 units have already been sold<\/strong>.<\/p>\n<p> <\/p>\n<p>The building is in a prime location, just a 2-minute walk from the University of Pavia and 20 minutes from Polyclinic San Matteo, one of northern Italy\u2019s most important hospitals. Surrounded by restaurants, shops, and historical monuments, the project benefits from high housing demand, both <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/11\/16\/urbanitae-real-estate-debt-projects-how-to-obtain-short-term-benefits\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=for_sale&amp;utm_content=en_proyecto_boezio\" target=\"_blank\" rel=\"noreferrer noopener\">for sale<\/a> and rental, driven by the city\u2019s university and healthcare population.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">12% Annual Return in 12 Months<\/h2>\n<p> <\/p>\n<p>Urbanitae investors will provide a <strong>fixed-rate loan of 12% per year<\/strong> to DPM Europa S.R.L., owned by the developer Gruppo Masera.<\/p>\n<p> <\/p>\n<p>The total <strong>loan amount is \u20ac800,000<\/strong>, structured in <strong>a single 12-month tranche<\/strong>, with the possibility of a six-month extension.<\/p>\n<p> <\/p>\n<p>Interest accrues from the signing of the contract and will be paid along with the principal at maturity. Early repayment is possible, always with a <strong>minimum return equivalent to nine months of interest<\/strong>.<\/p>\n<p> <\/p>\n<p>Funds for construction will be released monthly based on certifications reviewed by an independent project monitor overseeing progress and execution costs.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Guarantees and Alignment of Interests<\/h2>\n<p>
