This is a debt operation offering a <strong>fixed annual return of 9.75%<\/strong>, an estimated <strong>12-month term<\/strong>, and an exceptionally strong security package backed by a <strong>signed turnkey purchase agreement<\/strong> with an international hospitality operator.<\/p><p>The <strong>informational <a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_VpA1vbZbRUqXdyXR7XXUdQ\" target=\"_blank\" rel=\"noreferrer noopener\">webinar<\/a><\/strong> will take place on <strong>Friday 21 at 12:00 (UTC+1)<\/strong> together with Alerce Real Estate, the manager of the project. <strong>Funding will open on Monday 24 at 16:00 (UTC+1).<\/strong><\/p><h2 class=\"wp-block-heading\">Licenses secured and final buyer guaranteed<\/h2><p>The financed asset is a building located at <strong>San Jacinto 22<\/strong>, in the La Petxina neighborhood. It is <strong>already acquired by the developer<\/strong>, completely free of encumbrances, and holds all the necessary permits and licenses to start construction. Partial demolition works have also been completed, meaning renovation will begin in the coming weeks.<\/p><p><a href=\"https:\/\/urbanitae.com\/en\/project\/P000426\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1125&amp;utm_term=san_jacinto_1&amp;utm_content=en_proyecto_san_jacinto\" target=\"_blank\" rel=\"noreferrer noopener\">San Jacinto<\/a> has been <strong>sold in advance<\/strong> to an international operator specialized in tourist accommodation. The sale has been structured as a <strong>turnkey agreement<\/strong>, divided into five deferred payments that will be released as construction progresses and specific technical milestones are met. The <strong>first payment<\/strong>, representing <strong>40% of the total price<\/strong>, has already been made by the buyer and is being held in a <strong>bank-guaranteed escrow account<\/strong>.<\/p><p>Our loan will provide liquidity for the developer to continue construction while <strong>preserving all contractual guarantees<\/strong>.<\/p><h2 class=\"wp-block-heading\">9.75% return in 12 months<\/h2><p>Urbanitae investors will participate through the <strong>granting of a fixed-rate loan<\/strong> of up to <strong>\u20ac3,470,000<\/strong>, structured as a single tranche. The loan has an <strong>initial duration of 12 months<\/strong>, with the option to extend by an additional six months. Interest will be paid <strong>in full at maturity<\/strong>, and a <strong>minimum return equivalent to five months of interest<\/strong> is guaranteed even in the event of early repayment.<\/p><h3 class=\"wp-block-heading\">Security package<\/h3><p>The loan is backed by:<\/p><ul class=\"wp-block-list\"><li><strong>First-rank mortgage<\/strong> over the asset\u2019s land registry plot.<\/li><li><strong>First-rank pledge<\/strong> over future cash flows linked to the turnkey contract.<\/li><li><strong>First-rank pledge<\/strong> over the corporate guarantee provided by the buyer\u2019s parent company.<\/li><li><strong>First-rank pledge<\/strong> over the bank guarantee held in the escrow account securing the first payment.<\/li><\/ul><p>These guarantees provide <strong>high visibility and security on repayment<\/strong>, making both development and commercial risk virtually nonexistent: the asset has full permits, and the final buyer is already secured.<\/p><h2 class=\"wp-block-heading\">Experienced institutional manager and strategic location<\/h2><p>The <a href=\"https:\/\/urbanitae.com\/en\/project\/P000426\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1125&amp;utm_term=san_jacinto_2&amp;utm_content=en_proyecto_san_jacinto\" target=\"_blank\" rel=\"noreferrer noopener\">San Jacinto<\/a> project is led by <strong>Alerce Real Estate Partners<\/strong>, an independent firm with <strong>\u20ac62 million GAV<\/strong> and a senior team experienced across the entire real estate lifecycle.
