On the same day, at <strong>12:00 PM<\/strong>, we will hold an informational <a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_BEUu4tRERBuNUrMZuQWceA\" target=\"_blank\" rel=\"noreferrer noopener\">webinar<\/a> with the project manager.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">A Modern Retail Park with Anchor Tenants<\/h2>\n<p> <\/p>\n<p>The loan is secured by a specific asset: a 14,104 m\u00b2 plot with a gross leasable area (GLA) of 10,484 m\u00b2, where the Navia Retail Park will be developed. The <a href=\"https:\/\/urbanitae.com\/en\/project\/P000422\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1125&amp;utm_term=project&amp;utm_content=en_proyecto_navia\" target=\"_blank\" rel=\"noreferrer noopener\">project<\/a> includes:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li>11 medium-sized retail units<\/li>\n \n<li>470 parking spaces<\/li>\n \n<li>Electric vehicle charging stations<\/li>\n \n<li>Photovoltaic panels<\/li>\n<\/ul>\n<p> <\/p>\n<p>At launch, the manager already has two lease agreements signed with top-tier food operators, representing 50% of the total leasable area. Additionally, there are <strong>advanced negotiations<\/strong> with several other operators, which strengthens the park\u2019s commercial viability. Estimated net rent is around <strong>\u20ac1.7 million per year<\/strong>.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">13% Return in 15 Months<\/h2>\n<p> <\/p>\n<p>Investors will enter the project through a <strong>single-tranche loan<\/strong>, with a total amount of up to \u20ac5,200,000 (<strong>\u20ac5,000,000 contributed by Urbanitae investors and \u20ac200,000 by external co-investors<\/strong>).<\/p>\n<p> <\/p>\n<p>The loan will have:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>10.5% fixed annual simple interest<\/strong><\/li>\n \n<li><strong>13.13% total return in 15 months<\/strong><\/li>\n \n<li>Minimum guaranteed return equivalent to <strong>6 months of interest (5.25%)<\/strong><\/li>\n \n<li>Full payment of <strong>interest and principal at maturity<\/strong><\/li>\n<\/ul>\n<p> <\/p>\n<p>This is a <strong>debt project with a very robust guarantee structure<\/strong>, including:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>First-ranking mortgage<\/strong> on the main plot where the park will be developed<\/li>\n \n<li><strong>First-ranking mortgage<\/strong> on an adjacent plot with mixed commercial\/industrial use<\/li>\n \n<li><strong>First-ranking pledge<\/strong> on the borrower\u2019s shares and bank accounts<\/li>\n \n<li><strong>First-ranking pledge<\/strong> on the sale contract proceeds<\/li>\n \n<li><strong>First-ranking pledge<\/strong> on project contracts (construction and operation)<\/li>\n<\/ul>\n<p> <\/p>\n<p>Additionally, the project has a <strong>loan-to-value (LTV) ratio of 25.6%<\/strong>, a very conservative level that reduces the operation\u2019s risk.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Vigo, One of the Northwest\u2019s Economic Engines<\/h2>\n<p> <\/p>\n<p>The asset is located in Vigo\u2019s second belt, near the VG-20 urban highway, in an area with high visibility, traffic, and accessibility. With nearly 300,000 inhabitants and a functional area exceeding 540,000 people, Vigo is one of Galicia\u2019s most dynamic cities. Its port, currently a candidate to become a major European hub, is one of the region\u2019s main economic drivers.<\/p>\n<p> <\/p>\n<p>This context positions the retail park to capture stable and growing demand, especially in the medium-sized store segment, where modern supply remains limited.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">A Manager with Over 20 Years of Experience<\/h2>\n<p> <\/p>\n<p>The project is led by <strong>Habitares Ib\u00e9rica<\/strong>, a Spanish developer and construction company with a long track record of over <strong>2,500 homes built<\/strong>. The group has proven experience in residential projects, public housing (VPO), and especially in commercial developments like the <strong><a href=\"https:\/\/urbanitae.com\/en\/project\/P000422\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1125&amp;utm_term=navia_park&amp;utm_content=en_proyecto_navia\" target=\"_blank\" rel=\"noreferrer noopener\">Navia Park<\/a><\/strong>.<\/p>\n<p> <\/p>\n<p>In this case, the promoter has already committed <strong>\u20ac2.5 million<\/strong> to cover part of the acquisition and general costs. Their participation is a clear signal of <strong>alignment of interests with investors<\/strong>.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Project Timeline<\/h2>\n<p> <\/p>\n<p>The estimated
