Funding will open on <strong>Thursday, November 13 at 4:00 p.m. (UTC+1)<\/strong>. The <strong><a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_g8-ZS1MZSyKQcjXk4UbCXQ\" target=\"_blank\" rel=\"noreferrer noopener\">webinar<\/a> with the project manager<\/strong> will take place on <strong>Tuesday, November 11 at 12:00 p.m. (UTC+1)<\/strong>.<\/p>\n<p> <\/p>\n<p>The <strong><a href=\"https:\/\/urbanitae.com\/en\/project\/P000420\/?utm_source=blog_es&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1125&amp;utm_term=via_dell_acqua_1&amp;utm_content=es_proyecto_via_dell_acqua&amp;utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1125&amp;utm_term=via_dell_acqua_166_1&amp;utm_content=en_proyecto_via_dell_acqua\" target=\"_blank\" rel=\"noreferrer noopener\">Via dell\u2019Acqua 166<\/a> project<\/strong> consists of granting a <strong>fixed-rate loan<\/strong> to finance part of the acquisition, construction costs, and general expenses arising from the <strong>complete refurbishment of a luxury villa<\/strong>. The loan will have a <strong>term of 18 months<\/strong> and will offer investors a <strong>fixed annual interest rate of 12%<\/strong>, equivalent to a <strong>total return of 18%<\/strong> over the estimated investment period.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">An Exclusive Project in Tuscany<\/h2>\n<p> <\/p>\n<p>The property is located in <strong>Forte dei Marmi<\/strong>, a prestigious coastal town in northern Tuscany, known as the \u201cHamptons of Italy\u201d or the \u201cSaint-Tropez of Tuscany.\u201d Over the past decades, it has become one of the most exclusive vacation destinations in Europe, with a wide range of boutique hotels, gourmet restaurants, luxury fashion stores, and private beach clubs. The project involves the complete refurbishment of a <strong>two-story single-family villa<\/strong>, with 188 m\u00b2 of living space and a 72 m\u00b2 rooftop terrace. It will feature two bedrooms, three bathrooms, an outdoor swimming pool, terrace, and garden. The 490 m\u00b2 plot has already been acquired by the developer and has a <strong>building permit granted since August 2025<\/strong>. Construction is expected to begin approximately one month after the asset acquisition.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Structure of the Operation<\/h2>\n<p> <\/p>\n<p>The operation is structured as a <strong>debt project<\/strong>, in which Urbanitae investors will <strong>grant a fixed-rate loan<\/strong> of up to <strong>\u20ac1,220,000<\/strong>. The loan will be formalized in a single tranche with the following conditions:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Simple fixed annual interest rate<\/strong>: 12%<\/li>\n \n<li><strong>Term<\/strong>: 18 months + possible 6-month extension<\/li>\n \n<li><strong>Interest and principal<\/strong>: fully paid at maturity<\/li>\n \n<li><strong>Minimum guaranteed return<\/strong>: equivalent to 12 months of interest<\/li>\n<\/ul>\n<p> <\/p>\n<p>To protect investors, the loan will include <strong>first-ranking <a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/05\/17\/how-does-urbanitae-protect-its-investors-money\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1125&amp;utm_term=guarantees&amp;utm_content=en_proyecto_via_dell_acqua\" target=\"_blank\" rel=\"noreferrer noopener\">guarantees<\/a><\/strong> on the <strong>shares and bank accounts of the borrowing company<\/strong>, as well as a <strong>sale mandate on the property<\/strong>, which will be automatically activated in case of default or if the extension is not executed. As with all Urbanitae debt projects, the operation will have the supervision of an independent Project Monitor, responsible for validating construction certificates, monitoring progress, and approving loan disbursements.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">An Internationally Experienced Manager<\/h2>\n<p> <\/p>\n<p>The project promoter is <strong>Setha<\/strong>, a company specializing in real estate investment and development with operations in the United Kingdom and Italy. Its team focuses on the redevelopment of disused industrial land (brownfield) and its transformation into residential or mixed-use projects. Setha has extensive experience in the European real estate market and currently develops <strong>more than 20 projects totaling over 1,000 units<\/strong> with a gross development value (GDV) exceeding \u00a31 billion. Its proximity to the Apuan Alps, sandy beaches, and high-quality urban planning have made it a market with <strong>high demand and limited supply<\/strong>, especially for refurbished or newly built homes. The <strong>average price of villas in the area<\/strong> ranges from <strong>\u20ac2 million to \u20ac3 million<\/strong>, while the property in this project is estimated to have a <strong>sale value of \u20ac2.25 million<\/strong> after a total investment of around \u20ac850,000.
