By September 2025, direct investment in retail real estate assets reached \u20ac1.919 billion<\/strong>, according to the Retail in Spain<\/em> report by consultancy Savills<\/a><\/strong>. If forecasts are met, the year will close with a record investment volume since 2019, exceeding \u20ac2.7 billion<\/strong>, well above the historical average.<\/p>\n\n\n\n

This trend is confirmed by CBRE<\/a><\/strong>, which estimates investment at \u20ac1.935 billion by September<\/strong>, 15% more<\/strong> than in the same period of 2024. Retail already represents 15% of the total capital invested in real estate<\/strong>, amounting to \u20ac12.9 billion<\/strong>, consolidating its position as one of the three most active segments, along with Living and Hotels.<\/p>\n\n\n\n

The rebound in capital allocated to retail is largely explained by an increase in shopping center<\/strong> transactions and growing interest from international investors<\/strong>, together with a rise in the average transaction size<\/strong>. According to CBRE, the core profile<\/strong> is consolidating, with REITs (Socimis)<\/strong> leading investment at 41% of total volume<\/strong>, followed by French SCPIs<\/strong> and Anglo-Saxon funds<\/strong>. At the same time, private investment<\/strong> is becoming more professional through vehicles specialized in shopping centers, while institutional investors<\/strong> are once again showing interest in high street retail units<\/strong>.<\/p>\n\n\n\n

Shopping Centers: The Main Engine of Retail Real Estate<\/h2>\n\n\n\n

According to Savills<\/strong>, shopping centers<\/a><\/strong> account for 57% of total investment<\/strong>, maintaining their position as the main focus of interest. Retail parks<\/strong> represent 9%<\/strong>, supermarkets<\/strong> 10%<\/strong>, and high street units<\/strong> 24%<\/strong>.<\/p>\n\n\n\n

Excluding high street units, retail investment totals \u20ac1.448 billion<\/strong>, of which \u20ac1.08 billion<\/strong> corresponds to shopping centers \u2014 in line with last year\u2019s trend and pre-pandemic levels. Meanwhile, investment in high street stores already exceeds 2024\u2019s total by more than 15%<\/strong> (which closed at \u20ac409 million), and Savills forecasts it will reach \u20ac800 million<\/strong> by year-end.<\/p>\n\n\n\n
