This is the cas<strong>e of The Collection, a developm<\/strong>ent of five luxury villas in the <strong>Cascada de Camoj\u00e1n<\/strong> area, financed in early 2023.<\/p>\n\n\n\n<p>The initial objective of the project was to <strong>develop five high-end villas<\/strong> in one of the most exclusive areas of Marbella. The development, managed by Inversiones Reygonza (RGZ), offered a unique product and a solid target market in a location with strong demand for prime housing.<\/p>\n\n\n\n<p>The estimated timelines in the original plan indicated a <strong>duration of 38 months<\/strong> and a <strong><a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/02\/18\/how-to-measure-the-profitability-of-your-investments\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1125&#038;utm_term=target&#038;utm_content=en_devolucion_proyecto_the_collection\">target<\/a> annualized return of 22.4% IRR<\/strong>. However, the actual project evolution was affected by external and internal factors that altered its viability and required strategic decisions to protect investors\u2019 capital.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Licensing and Approvals: The First Major Obstacle<\/h2>\n\n\n\n<p>From the outset, the project faced a <strong>longer-than-expected approval process<\/strong>. The <strong>building permit<\/strong>, initially estimated for month 10, <strong>was not granted until April 2024<\/strong>, significantly delaying the schedule.<\/p>\n\n\n\n<p>During this period, <strong>initial sales efforts failed to close transactions<\/strong>, reducing the developer\u2019s ability to access bank financing and move forward with construction. Despite management efforts, the lack of commercial visibility and the overall <strong>increase in construction costs \u2013 from \u20ac8.17 million to \u20ac19 million \u2013<\/strong> put the feasibility of continuing under the original conditions into question.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Market Context and Management Decisions<\/h2>\n\n\n\n<p>The macroeconomic environment also had a significant impact. Throughout 2023 and 2024, the sector experienced <strong>rising material costs and high interest rates<\/strong>, limiting promoter credit even for projects in prime locations.<\/p>\n\n\n\n<p>In addition, <strong>differences of opinion among partners<\/strong> regarding the final design and scope of the villas made alignment necessary to start construction difficult.<\/p>\n\n\n\n<p>Faced with this situation, <strong>Urbanitae decided to intervene proactively<\/strong>, evaluating different alternatives to protect investors\u2019 interests. After analyzing various scenarios, it was decided <strong>not to continue the development under existing market conditions<\/strong> and to seek an <strong>orderly exit<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">A Favorable Resolution for Investors<\/h2>\n\n\n\n<p>The agreement reached, approved in the <strong>Shareholders\u2019 Meeting<\/strong>, allowed investors to <strong>recover their capital plus a profit<\/strong>, equivalent to a <strong>3.3% IRR<\/strong> and a <strong>9.39% gross cash-on-cash return<\/strong>.<\/p>\n\n\n\n<p>Although these results are <strong>far below the initially projected 22.4% IRR<\/strong>, the management avoided exposing capital to a high-risk scenario and allowed the operation to close with <strong>positive returns and no losses<\/strong>.<\/p>\n\n\n\n<p>As the closing report states: \u201cAlthough the project did not proceed according to the initial plan, the management carried out allowed the operation to be resolved satisfactorily, ensuring a positive return for investors and avoiding the <a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/03\/20\/4-risks-of-not-investing-your-savings\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1125&#038;utm_term=risks&#038;utm_content=en_devolucion_proyecto_the_collection\" target=\"_blank\" rel=\"noreferrer noopener\">risks<\/a> associated with development under particularly complex market and financing conditions.\u201d<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Commitment to Transparency<\/h2>\n\n\n\n<p>The case of The Collection clearly illustrates <strong>Urbanitae\u2019s role as an intermediary and protector of investor interests<\/strong>.
