The manager generates part of the profit in two ways: through construction of the homes and by managing some units for rental over a period of up to 15 years.<\/p><p>The urbanization is located on a hill with sea views and easy access to M\u00e1laga, Fuengirola, and Marbella. It targets international buyers and high-quality second homes in one of the most sought-after areas of the Costa del Sol.<\/p><p>The land for the <a href=\"https:\/\/urbanitae.com\/en\/project\/P000417\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1025&amp;utm_term=el_maro_2&amp;utm_content=en_proyecto_el_maro\" target=\"_blank\" rel=\"noreferrer noopener\">El Maro<\/a> project was acquired by the developer in 2023 with its own funds and currently carries an existing mortgage. Part of Urbanitae\u2019s loan will be used to <strong>refinance that debt<\/strong> and part to <strong>fund initial works<\/strong>: land preparation, earthworks, wall consolidation, and parcel subdivision.<\/p><p>The basic project has already been submitted to the Mijas Town Hall. The manager has municipal permission to start the adaptation works and expects the <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/04\/22\/new-housing-developments-is-everything-being-sold\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1025&amp;utm_term=new_building &amp;utm_content=en_proyecto_el_maro\" target=\"_blank\" rel=\"noreferrer noopener\">new building <\/a>permit to be granted within up to three months after the final submission of the basic project.<\/p><h2 class=\"wp-block-heading\">Minimum 9% Return<\/h2><p>Main characteristics of the loan:<\/p><ul class=\"wp-block-list\"><li><strong>Total loan amount:<\/strong> \u20ac3,995,000<\/li><li><strong>Term:<\/strong> 18 months<\/li><li><strong>Possible extension:<\/strong> 6 additional months beyond the initial maturity<\/li><li><strong>Fixed interest rate:<\/strong> 12.0% simple annual<\/li><li><strong>Estimated total return:<\/strong> 18.0%<\/li><li><strong>Guaranteed minimum interest:<\/strong> 9 months<\/li><li><strong>Interest and principal payment:<\/strong> at maturity<\/li><\/ul><p>Early full repayment is allowed at any time, provided the minimum return equivalent to 9 months of interest is met.<\/p><h2 class=\"wp-block-heading\">How is the loan repaid?<\/h2><p>The loan will be repaid through the <strong>sale of the resulting plots.<\/strong> The business plan anticipates selling the future single-family homes to end buyers and private investors acting as self-builders.<\/p><p>To repay the principal and interest of the Urbanitae loan, it is sufficient to sell <strong>7 of the 13 plots planned for individual villas,<\/strong> reducing the number of sales required for investor exit.<br \/>Marketing will begin immediately after the loan is signed and the land preparation and subdivision works start.<\/p><p>The project has a typical guarantee scheme in our debt projects, including:<\/p><ul class=\"wp-block-list\"><li><strong>First-rank mortgage on the underlying project asset.<\/strong><\/li><li><strong>First-rank pledge on the borrower company shares.<\/strong><\/li><li><strong>First-rank pledge on the borrower\u2019s bank accounts,<\/strong> including control over cash flows.<\/li><\/ul><h2 class=\"wp-block-heading\">The Manager: Navigare Properties<\/h2><p>The project is led by <strong>Navigare Properties<\/strong>, a developer with roots in the nautical sector and international presence. Their model combines turnkey high-end home development and subsequent management of some units for long-term rental.<\/p><p>Navigare has already developed a 27-unit project in Switzerland and acquired several adjacent plots in Mijas. In one of these \u2014 adjacent to this project \u2014 most of the planned units are already sold, confirming market interest in this type of property in the
