All units will feature a fully equipped kitchen and the highest energy rating, combining social housing (VPO) and regulated-price housing (VPT).<\/p><p>The design allows a high degree of customization to adapt each home to the buyer\u2019s needs.<\/p><p>The development is located on Avenida Patio de los Naranjos, one of Arcosur\u2019s main avenues, west of Zaragoza. This neighborhood accounts for more than 80% of the city\u2019s new construction permits and has established itself as the main growth area, just five minutes from Plaza Imperial shopping center and ten minutes from the city center.<\/p><h2 class=\"wp-block-heading\">Investment Details<\/h2><p><a href=\"https:\/\/urbanitae.com\/en\/project\/P000415\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1025&amp;utm_term=arcosur_residencial_2&amp;utm_content=en_proyecto_arcosur_residencial\" target=\"_blank\" rel=\"noreferrer noopener\">The Arcosur Residencial<\/a> project follows a capital gain strategy through the partnership between Urbanitae investors and the developer Segia Residencial for the joint development of the project.<\/p><p>Investor contributions will be made via <strong>capital increase<\/strong> in the special-purpose vehicle company, which will in turn invest in the project developer.<\/p><p>The manager has formalized an exclusive purchase option contract on the land, with <strong>construction permits already requested<\/strong>. The permit is expected by the end of 2025 or early 2026.<\/p><p>The <strong>Urbanitae investors\u2019 contributions<\/strong> will fund the land purchase and initial costs. Construction will be financed through a <strong>developer loan in advanced negotiation with<\/strong> a top-tier bank.<\/p><p>Currently, the development <strong>already has paid reservations for 42 of the 56 units (75%)<\/strong>, reflecting strong market acceptance. Sales contracts will be signed after the developer loan is granted, in parallel with the start of construction, scheduled for the first half of 2026.<\/p><h2 class=\"wp-block-heading\">Third Project with Segia Residencial<\/h2><p>Segia Residencial is an Aragonese development company with over 25 years of experience in real estate projects in Zaragoza and surrounding areas.<\/p><p>Its team has delivered <strong>more than 70 homes<\/strong> in the last five years and has a proven track record in managing entire developments, whether their own, delegated, or cooperative.<\/p><p>This will be the <strong>third project financed with Urbanitae<\/strong>, following Residencial Cinco Villas, currently in liquidation, and <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/04\/14\/new-project-invest-in-new-build-housing-in-zaragoza\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1025&amp;utm_term=miralbueno&amp;utm_content=en_proyecto_arcosur_residencial\"
