At that point, a capital increase is planned to repay the loan and its interest. Urbanitae reserves the right to participate in this capital increase through a new project.<\/p><h2 class=\"wp-block-heading\">A Project on the Huelva Coast<\/h2><p>The development is located in <strong>Punta Umbr\u00eda<\/strong>, a coastal town at the mouth of the Odiel River, opposite the city of Huelva. Surrounded by <strong>protected natural areas<\/strong>\u2014such as the Odiel Marshes and the Enebrales Natural Area\u2014and with <strong>over 10 kilometers of fine sandy beaches<\/strong>, Punta Umbr\u00eda combines nature, services, and quality of life.<\/p><p>The project plans the <strong>construction of 120 multifamily homes distributed in three independent blocks<\/strong> (ground floor + 8 floors), with <strong>2, 3, and 4 bedrooms<\/strong>, an average area of <strong>124 m\u00b2<\/strong>, and <strong>landscaped communal areas<\/strong>.<\/p><p>The development will be in a <strong>well-established area<\/strong>, with all services nearby and just <strong>300 meters from the beach<\/strong>, making it an ideal location for both permanent residence and a second home.<\/p><h2 class=\"wp-block-heading\">The Manager: Admara Capital<\/h2><p>The project is led by <strong>Admara Capital<\/strong>, a platform specializing in real estate investment and asset management.<\/p><p>With extensive experience in Spain and Portugal, Admara has managed <strong>over \u20ac2 billion in real estate assets<\/strong> and participated in <strong>more than 25 joint ventures<\/strong> with institutional funds and national and international family offices.<\/p><p>The firm has a team experienced in <strong>finance, investment, asset management, and real estate development<\/strong>, with a strong focus on the <strong>quality residential segment<\/strong> and prime locations.<\/p><h2 class=\"wp-block-heading\">11% Return in 12 Months<\/h2><p>Here are the loan conditions:<\/p><ul class=\"wp-block-list\"><li><strong>Total tranche amount (Urbanitae):<\/strong> \u20ac2,200,000<\/li><li><strong>Term:<\/strong> 12 months (+6 months optional extension)<\/li><li><strong>Fixed annual interest:<\/strong> 11%<\/li><li><strong>Estimated total return:<\/strong> 11%<\/li><li><strong>Minimum guaranteed interest:<\/strong> 6
