Urbanitae is opening a new real estate investment opportunity: the El Desert<\/strong> project, a debt operation consisting of a bridge loan to finance the acquisition of a plot in Benic\u00e0ssim (Castell\u00f3n). Funding will open on Wednesday, October 22 at 4:00 p.m. (UTC+2).<\/strong><\/p>\n

<\/p>\n

The loan<\/a> will finance part of the land purchase price and acquisition costs, as well as expenses associated with Urbanitae\u2019s structured financing.<\/p>\n

<\/p>\n

Repayment will occur when the development loan is formalized with a financial institution, once the milestones of obtaining the building permit<\/strong> and achieving sufficient pre-sales<\/strong> have been met. Alternatively, repayment could take place via the entry of an investor partner in the project\u2019s equity.<\/p>\n

<\/p>\n

The site already has registered horizontal division<\/strong>, which will be revoked and unified after the sale. The plan calls for 67 homes<\/strong> with communal areas, a pool, gym, and parking (ground floor plus three above-ground stories), with a total buildable area of 6,539 sqm<\/strong>.<\/p>\n

<\/p>\n

The El Desert<\/a> project is located in central Benic\u00e0ssim, 1 km from the beach. The town combines natural surroundings, quality of life, and strong connectivity via the AP-7 and N-340, backed by robust residential and holiday demand. The sales campaign launched in late August already totals 20 reservations (30% of the development)<\/strong>.<\/p>\n
