The deal closed with an <strong>IRR of 11.04%<\/strong> and a <strong>CoC (cash-on-cash) of 13.5%<\/strong>, representing a <strong>total return of 113.5% on the initial investment<\/strong>.<\/p>\n\n\n\n<p>In total, more than <strong>\u20ac4 million<\/strong> has been returned to investors.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What did the project involve?<\/h2>\n\n\n\n<p><a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/06\/17\/new-project-in-madrid-11-return-in-12-months\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1025&#038;utm_term=mirador_de_la_estacion&#038;utm_content=en_devolucion_mirador_estacion\" target=\"_blank\" rel=\"noreferrer noopener\">Mirador de la Estaci\u00f3n<\/a> was a <strong>debt project<\/strong> launched in June 2024 to partially finance the acquisition of a plot of land in Colmenar Viejo, where a development of <strong>45 single-family homes<\/strong> is planned.<\/p>\n\n\n\n<p>The homes, all designed with <strong>4 bedrooms, 3 bathrooms, living room, dining room, kitchen, and storage room<\/strong>, are distributed across two floors and feature <strong>private front and back gardens<\/strong>. They also include access to a <strong>communal swimming pool and large green areas<\/strong>, making the development an attractive option for families.<\/p>\n\n\n\n<p>The plot is located in the southern area of Colmenar Viejo, <strong>next to the train station<\/strong> and just one kilometer from the town center, in an area surrounded by schools, hospitals, supermarkets, and sports facilities. It is one of the most sought-after areas in Colmenar Viejo thanks to its excellent connection with Madrid\u201420 km away via the M-607\u2014and its proximity to the <strong>Cuenca Alta del Manzanares Regional Park<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Bridge loan with mortgage guarantee<\/h2>\n\n\n\n<p>To complete the land acquisition, Urbanitae investors granted a <strong>bridge <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/05\/26\/mortgage-backed-loan-what-it-is-and-why-its-key-in-real-estate-investing\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1025&#038;utm_term=loan&#038;utm_content=en_devolucion_mirador_estacion\">loan<\/a> of \u20ac4.19 million<\/strong>, with an initial term of 12 months and a fixed interest rate of 11%.<\/p>\n\n\n\n<p>The loan was secured with several guarantees:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>First-ranking mortgage<\/strong> over the asset.<\/li>\n\n\n\n<li><strong>Pledge of the bank accounts<\/strong> of the company owning the land.<\/li>\n<\/ul>\n\n\n\n<p>The business plan envisaged that, once the building permit was obtained and 70% of the homes were pre-sold, the developer would secure a bank development loan to refinance <a href=\"https:\/\/urbanitae.com\/en?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1025&amp;utm_term=urbanitae&amp;utm_content=en_devolucion_mirador_estacion\">Urbanitae<\/a>\u2019s debt and fund the construction.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Repayment after loan extension<\/h2>\n\n\n\n<p>When the initial term expired in July 2025, the building permit had not yet been granted, so the developer requested an <strong>extension of up to six months<\/strong>, which was approved by the investors. As consideration, the developer paid the interest for the first year upfront upon signing the addendum.<\/p>\n\n\n\n<p>Finally, in August 2025 the building permit was granted, allowing the developer to close bank financing and repay Urbanitae\u2019s loan <strong>ahead of schedule<\/strong>, without using the full extension. Investors also received interest corresponding to the additional period between July 8 and September 30, equivalent to <strong>2.5% of the investment<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Commercial success<\/h2>\n\n\n\n<p>A key factor in the project\u2019s strength was its excellent market reception: the <strong>45 planned homes were fully sold<\/strong> during the permit application stage, which reinforced the developer\u2019s position with banks.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Example repayment<\/h2>\n\n\n\n<p>For an investment of \u20ac1,000, the results were as follows:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Principal repaid<\/strong>: \u20ac1,000<\/li>\n\n\n\n<li><strong>Gross interest<\/strong>: \u20ac135 (11.04% IRR \u2013 13.5% CoC)<\/li>\n\n\n\n<li><strong>Tax withholding<\/strong>: 19% on interest<\/li>\n\n\n\n<li><strong>Net repayment<\/strong>: \u20ac1,020.30 (after taxes)<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">A result in line with the business plan<\/h2>\n\n\n\n<p>From the outset, the Mirador de la Estaci\u00f3n project was designed as a short-term bridge loan, and despite the need to extend the maturity, it closed successfully, meeting the target return and fully repaying capital and interest to investors.<\/p>\n\n\n\n<p>With this repayment, Urbanitae adds another success story to its line of debt projects, reinforcing its track record of <strong>attractive <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/09\/03\/short-term-investments-how-to-achieve-returns-with-strategy\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1025&#038;utm_term=returns&#038;utm_content=en_devolucion_mirador_estacion\">returns<\/a> with risk mitigated through real guarantees<\/strong>.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Mirador de la Estaci\u00f3n returns 113.5% of the capital with an 11% IRR in Colmenar Viejo.
