Specifically, we\u2019ve delivered \u20ac105.1 million corresponding to <strong>68 successfully completed projects<\/strong>.<\/p>\n\n\n\n<p>When it comes to investing, there is no better measure of success than the actual returns achieved. Overall, we are talking about an IRR of over 12%, in line with the target return set for our portfolio of equity and debt projects. Importantly, these figures only include fully completed projects, excluding partial repayments.<\/p>\n\n\n\n<p>In total, more than <strong>40,000 investors<\/strong> have recovered their capital with <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/02\/11\/how-to-know-when-an-investment-is-profitable-beyond-commissions\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0925&#038;utm_term=returns&#038;utm_content=en_100_millones_devueltos\" target=\"_blank\" rel=\"noreferrer noopener\">returns<\/a> from one of our closed projects. On average, each repaid project included about 600 investors, and since our founding, we have already managed more than <strong>200,000 individual investments<\/strong>.<\/p>\n\n\n\n<p>This achievement further consolidates us as one of the leading crowdfunding platforms in Europe in terms of capital returned.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Returns in Line with Forecasts<\/h2>\n\n\n\n<p>The <strong>average annual return<\/strong> of repaid projects stands at <strong>12.2%<\/strong>, in line with the <strong>target <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/05\/30\/what-are-preferred-irr-projects-at-urbanitae\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0925&#038;utm_term=irr&#038;utm_content=en_100_millones_devueltos\" target=\"_blank\" rel=\"noreferrer noopener\">IRR<\/a><\/strong> set at the beginning of each investment.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>61% of the capital returned<\/strong> comes from <strong>debt projects<\/strong>, with an average term of 13 months.<\/li>\n\n\n\n<li>The <strong>remaining 39%<\/strong> comes from <a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/09\/06\/what-types-of-equity-projects-are-there-in-urbanitae\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0925&#038;utm_term=equity&#038;utm_content=en_100_millones_devueltos\" target=\"_blank\" rel=\"noreferrer noopener\">equity<\/a> operations, with longer average terms of around 29 months.<\/li>\n\n\n\n<li>In addition, our rental projects\u2014based on leased assets such as supermarkets and bookstores\u2014have returned nearly \u20ac1 million to investors, with an average net annual yield of 5.4%, also in line with expectations.<\/li>\n<\/ul>\n\n\n\n<p>Almost half of the repaid projects are located in the <strong>Community of Madrid<\/strong>, which accounts for more than <strong>\u20ac45 million<\/strong>. Next are <strong>Andalusia<\/strong>, with \u20ac15.2 million across 12 operations (mainly in M\u00e1laga); the <strong>Balearic Islands<\/strong>, with more than \u20ac14 million from five projects; and <strong>Catalonia<\/strong>, with \u20ac13.6 million returned across eight <a href=\"https:\/\/urbanitae.com\/en\/projects?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0925&amp;utm_term=projects&amp;utm_content=en_100_millones_devueltos\" target=\"_blank\" rel=\"noreferrer noopener\">projects<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">When Reality Outperforms the Business Plan<\/h2>\n\n\n\n<p>Not all equity projects have followed the original script in terms of timelines and profitability. The sharp rise in construction costs, delays caused by the global logistics crisis after COVID, the impact of the war in Ukraine on raw materials such as fuel and aluminum, and rising interest rates have all tested the real estate sector.<\/p>\n\n\n\n<p>As <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/09\/24\/there-is-no-real-estate-bubble-but-prices-cannot-rise-forever\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0925&#038;utm_term=diego_bestard&#038;utm_content=en_100_millones_devueltos\" target=\"_blank\" rel=\"noreferrer noopener\">Diego Bestard<\/a>, CEO of Urbanitae, explains:<br>\u201cWe have had a generation of projects\u2014particularly in 2021, 2022, and part of 2023\u2014that were heavily penalized by extraordinary factors. Some of them did not reach the expected returns and suffered significant delays. But the key point is that, despite this perfect storm of variables, <strong>we have not lost capital in any project<\/strong>. If the worst-case scenario is recovering the initial investment, that\u2019s a positive outcome. It means our risk analysis model is working.\u201d<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Urbanitae in Numbers<\/h2>\n\n\n\n<p>Since 2019, we have financed real estate projects worth more than <strong>\u20ac530 million<\/strong>, over \u20ac200 million of which were completed in 2024 alone.
