Funding will open on <strong>Thursday, September 25 at 12:00 p.m. (UTC+2)<\/strong>.<\/p>\n<p> <\/p>\n<p>One day earlier, on <strong>Wednesday, September 24 at 1:30 p.m. (UTC+2)<\/strong>, we will host a <a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN__kWVTO07QuGkscgJjs5XYA\" target=\"_blank\" rel=\"noreferrer noopener\">webinar<\/a> with Quadratia, the project manager of Allonbay, to go over all the details of the operation.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">The project<\/h2>\n<p> <\/p>\n<p><a href=\"https:\/\/urbanitae.com\/en\/project\/P000402?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0925&amp;utm_term=allonbay_hills_1&amp;utm_content=en_proyecto_allonbay_hills\" target=\"_blank\" rel=\"noreferrer noopener\">Allonbay Hills<\/a> involves the development of a <strong>residential complex with 125 homes<\/strong> featuring 1, 2, and 3 bedrooms. The project will be distributed across a single block with three entrances and up to eight floors above ground. Every unit will have a terrace overlooking the Mediterranean, and the complex will include <strong>125 storage rooms, 126 parking spaces, and large common areas<\/strong>: swimming pool, gardens, gym, sauna, jacuzzi, and a social club with an infinity pool on the rooftop.<\/p>\n<p> <\/p>\n<p>The project already shows <strong>significant commercial traction<\/strong>: in the first phase (83 units), 26 reservations (31%) have been signed since marketing began in August 2025.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">A Costa Blanca landmark<\/h2>\n<p> <\/p>\n<p>The development is located in <strong>Villajoyosa<\/strong>, a key tourist destination on the Costa Blanca, just 30 km from Alicante and 10 km from Benidorm. The town nearly doubles its population in the summer, reaching around 65,000 inhabitants, thanks to its coastal appeal and excellent connections by road, rail, and air via Alicante International Airport.<\/p>\n<p> <\/p>\n<p><a href=\"https:\/\/urbanitae.com\/en\/project\/P000402?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0925&amp;utm_term=allonbay_hills_2&amp;utm_content=en_proyecto_allonbay_hills\" target=\"_blank\" rel=\"noreferrer noopener\">Allonbay Hills<\/a> stands out for its <strong>elevated location and direct sea views<\/strong>, adjacent to the Allonbay Village complex, where Quadratia has successfully developed more than 300 homes.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">The manager: Quadratia<\/h2>\n<p> <\/p>\n<p>The project is led by <strong>Quadratia<\/strong>, a company founded in 2005 with over <strong>50 years of combined experience<\/strong> in residential development and more than <strong>7,500 homes delivered<\/strong> across Spain.<\/p>\n<p> <\/p>\n<p>In Villajoyosa, Quadratia has already delivered 229 homes and has another 73 in the final delivery phase, in addition to four projects financed with Urbanitae (Allonbay Aura, Azure, Alba, and <a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/09\/09\/new-project-invest-in-alicante-with-a-30-reservation-rate\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0925&amp;utm_term=urban&amp;utm_content=en_proyecto_allonbay_hills\" target=\"_blank\" rel=\"noreferrer noopener\">Urban<\/a>), totaling 114 homes under construction. With <strong>Allonbay Hills<\/strong>, this successful partnership is reinforced, making it the <strong>fifth joint project<\/strong> between Quadratia and Urbanitae.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Deal structure<\/h2>\n<p> <\/p>\n<p>The operation is structured through a <strong>capital increase<\/strong>, where Urbanitae investors will contribute <strong>\u20ac4,450,000<\/strong> via a special-purpose vehicle, which will in turn invest in the developer company, Allonbay Hills S.L.<\/p>\n<p> <\/p>\n<p>Total equity amounts to \u20ac8,900,000, of which Quadratia contributes <strong>15% of its own funds<\/strong>, ensuring alignment of interests with investors. The land is already owned by the developer and a partner, and part of the investment will be used to acquire the partner\u2019s share, as well as cover initial costs until the development loan is formalized.<\/p>\n<p> <\/p>\n<p>As with all capital-gains projects, the regulator (CNMV) does not allow us to provide an estimated profitability figure. In addition, it requires us to present two alternative scenarios alongside the base case. In every case, profitability is calculated in the same way, based on the project\u2019s financials.
