Urbanitae opens a new investment opportunity: Moon 64<\/strong>, a new-build development in Manilva (M\u00e1laga). Funding will open on Thursday, September 18 at 4:00 p.m. (UTC+2)<\/strong>.<\/p>

The project<\/h2>

Moon 64<\/a> involves the purchase of a plot in Manilva<\/strong> to develop a 64-unit multifamily residential scheme<\/strong>, with a parking space and storage room for every home. The community will also feature extensive common areas\u2014coworking lounge, gym, and communal pool<\/strong>\u2014plus private pools<\/strong> on the ground-floor units and penthouses.<\/p>

The location is exceptional: in El Castillo de la Duquesa<\/strong>, just 500 meters from the beach, with sea views and direct access to the A-7. It\u2019s a strategic spot on the Costa del Sol, highly attractive for both residents and investors.<\/p>

Deal structure<\/h2>

The investment is structured via a capital increase<\/strong>. Urbanitae investors will contribute \u20ac4,010,000<\/strong>, joining the SPV Terracota Opportunities 3 S.L.<\/strong>, which in turn will invest in the project developer, Esmeralda de Manilva S.L.<\/strong><\/p>

Total project equity amounts to \u20ac5,000,000<\/strong>, of which Urbanitae contributes \u20ac4 million and the manager, Alnasir<\/strong>, contributes 20%<\/strong>. A top-tier financial institution<\/strong> currently in negotiations will provide the construction financing.<\/p>

The manager: Alnasir<\/h2>

Alnasir<\/strong>, a C\u00f3rdoba-based developer with broad experience across Andalusia<\/a>, is a benchmark in residential and urban developments in high-demand areas such as M\u00e1laga, Seville, C\u00f3rdoba, and the Costa del Sol. This is its third project on Urbanitae<\/strong>, following Ocean View and Rabanales.<\/p>

In addition, the company is currently developing another scheme in the same area with over 80% of units sold<\/strong> and financing already secured, which creates synergies and adds confidence to the Moon 64<\/a> project.<\/p>

As with all capital-gains (equity) projects<\/strong>, the regulator (CNMV) does not allow us to publish an estimated return figure. It also requires us to present two alternative scenarios in addition to the base case. In all cases, the return is calculated the same way, based on the project factsheet data, using the formula:<\/p>
