Funding will open on <strong>Wednesday, September 17 at 4:00 p.m. (UTC+2)<\/strong>, with a <strong>maximum ticket of \u20ac5,000 per investor<\/strong>.<\/p><p>That same day, at <strong>10:00 a.m. (UTC+2)<\/strong>, we will hold a <a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_SQYerkDQQqeADPcuX4HvWQ\" target=\"_blank\" rel=\"noreferrer noopener\">webinar<\/a> with the manager to learn all the details first-hand.<\/p><h2 class=\"wp-block-heading\">A residential project in Barajas<\/h2><p>The <strong><a href=\"https:\/\/urbanitae.com\/en\/project\/P000393?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0925&amp;utm_term=geminis_1&amp;utm_content=en_proyecto_geminis\" target=\"_blank\" rel=\"noreferrer noopener\">G\u00e9minis<\/a> project<\/strong> aims to acquire a plot in Barajas and carry out the initial technical works. On this site, a <strong>development of 44 multifamily homes<\/strong> will be built, with the same number of parking spaces and storage rooms. The complex will comprise a ground floor plus three upper floors and two basement levels, for a buildable area of <strong>3,415 sqm<\/strong>.<\/p><p>The area stands out for its <strong>excellent connectivity<\/strong>: less than 300 meters away is Barajas metro station (Line 8), which connects in minutes to central Madrid and Adolfo Su\u00e1rez Madrid\u2013Barajas Airport. The district also offers full urban services, large green areas, and a well-established range of retail and leisure options. This mix makes Barajas a highly attractive area for new-build housing, where current supply is very limited.<\/p><h2 class=\"wp-block-heading\">Experienced manager<\/h2><p>The manager of the operation is <strong>Behike Capital<\/strong>, a company specializing in new-build residential projects with <strong>over 25 years of experience and more than 1,500 homes delivered<\/strong> in Madrid and other Spanish cities. It is currently developing several projects and has previously worked with Urbanitae on operations such as the <a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/06\/26\/invest-in-new-construction-in-mostoles\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0925&amp;utm_term=america&amp;utm_content=en_proyecto_geminis\" interest.<\/strong><\/li><li><strong>Total loan amount<\/strong>: up to <strong>\u20ac4,585,000<\/strong> (Tranche A + Tranche B).<\/li><li><strong>Minimum interest<\/strong>: equivalent to <strong>6 months<\/strong>.<\/li><li><strong>Loan guarantees<\/strong>:<br \/><ul class=\"wp-block-list\"><li><strong>First-rank mortgage<\/strong> on the underlying asset.<\/li><li><strong>Pledge of the VAT account<\/strong>, whose refund will be used to amortize part of Tranche A.<\/li><\/ul><\/li><li><strong>Expected repayment<\/strong>: upon the granting of the development loan once the
