Funding will open on <strong>Wednesday, September 10 at 4:00 p.m. (UTC+2)<\/strong>, with a total ticket of <strong>\u20ac5 million<\/strong> and an estimated term of <strong>28\u201332 months<\/strong>.<\/p>\n<p> <\/p>\n<p>On <strong>Tuesday, September 9 at 12:00 p.m. (UTC+2)<\/strong> we will host a <strong><a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_vgM9ll1PRgiJvIMxMV0wEQ\" target=\"_blank\" rel=\"noreferrer noopener\">webinar<\/a> with the manager<\/strong>, where all questions about the project will be answered.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Strategic location<\/h2>\n<p> <\/p>\n<p>The transaction consists of purchasing a plot in M\u00f3stoles, very close to the <strong>Rey Juan Carlos University (URJC)<\/strong> campus, to develop a <strong>314-bed<\/strong> <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/01\/31\/the-rise-of-student-housing-demand-profitability-and-future\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0925&amp;utm_term=student_residence&amp;utm_content=en_proyecto_residencia_marte\" target=\"_blank\" rel=\"noreferrer noopener\">student residence<\/a> and subsequently sell it turnkey to an institutional investor.<\/p>\n<p> <\/p>\n<p>The asset will have <strong>8,982 sqm above grade<\/strong> and extensive common areas: gym, swimming pool, terrace, padel court, study rooms, and social spaces. It will also have an underground car park. The residence will be located just a seven-minute walk from the URJC campus \u2014 which hosts around 12,000 students a year \u2014 and also near the Carlos III University (UC3M), with 8,000 students.<\/p>\n<p> <\/p>\n<p>It is a prime location with nearby public transport (commuter rail, metro, and buses), direct access to the A-5 motorway, and a full range of services, including a shopping center. <strong>Student demand is high<\/strong>, yet there is currently no residence supply that meets the needs of the M\u00f3stoles campus.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">The manager: experience and specialization<\/h2>\n<p> <\/p>\n<p>The <a href=\"https:\/\/urbanitae.com\/en\/project\/P000391?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0925&amp;utm_term=residencia_marte_2&amp;utm_content=en_proyecto_residencia_marte\" target=\"_blank\" rel=\"noreferrer noopener\">Residencia Marte<\/a> project is promoted by <strong>Nero Quality Consulting<\/strong>, a Madrid-based real estate manager specialized in land development and residential assets, both build-to-sell and build-to-rent. With experience in municipalities such as Pozuelo, Coslada, Torrej\u00f3n, Fuenlabrada, and M\u00f3stoles, the company focuses on areas with strong demand and appreciation potential.<\/p>\n<p> <\/p>\n<p>In this transaction, Nero QC is already in <strong>advanced negotiations with the end buyer<\/strong> of the residence, reducing the project\u2019s commercialization risk.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">15% preferred IRR<\/h2>\n<p> <\/p>\n<p>Urbanitae investors\u2019 capital will be structured via a <strong>capital increase<\/strong>. Urbanitae\u2019s contribution will be <strong>\u20ac5 million<\/strong>, alongside \u20ac2.8 million from co-investors. The manager, the current landowner, will reach up to 20% of the share capital once milestones such as the building permit, execution of the construction contract, and signing of the purchase agreement with the end buyer are achieved.<\/p>\n<p> <\/p>\n<p>A key aspect is that Urbanitae investors benefit from a <strong>15% annual preferred IRR<\/strong> ahead of the manager.
