The operation offers investors a <strong>fixed return of 13% per year (26% total in 24 months)<\/strong>, with a total loan amount of <strong>\u20ac970,000<\/strong> in a single tranche.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">A development in the heart of Madrid<\/h2>\n<p> <\/p>\n<p>The <a href=\"https:\/\/urbanitae.com\/en\/project\/P000388?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0825&amp;utm_term=margaritas_1&amp;utm_content=en_proyecto_margaritas\" target=\"_blank\" rel=\"noreferrer noopener\">Margaritas<\/a> project consists of granting a loan to <strong>partially finance the acquisition of an existing building<\/strong>, as well as part of the demolition costs and planning for the development of a new property at <strong>56 Margaritas Street, Berruguete neighborhood (Tetu\u00e1n), Madrid<\/strong>.<\/p>\n<p> <\/p>\n<p>The future development foresees the construction of <strong>15 one- and two-bedroom apartments<\/strong>, all with storage rooms, distributed across a four-story building above ground plus a basement. The ground floor will feature shared spaces such as a <strong>gym, bicycle parking, and technical rooms<\/strong>, in addition to the storage rooms.<\/p>\n<p> <\/p>\n<p>Tetu\u00e1n is a central and multicultural district of Madrid, with <strong>excellent transport connections<\/strong>, proximity to the Bravo Murillo shopping axis, and the AZCA financial district. It is a consolidated area that blends tradition and modernity and continues to attract new residential development projects.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Ninth project with Grupo Abauco<\/h2>\n<p> <\/p>\n<p>The developer behind the <a href=\"https:\/\/urbanitae.com\/en\/project\/P000388?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0825&amp;utm_term=margaritas_2&amp;utm_content=en_proyecto_margaritas\" target=\"_blank\" rel=\"noreferrer noopener\">Margaritas<\/a> project is <strong>Grupo Abauco<\/strong>, a real estate company created in 2019 and formed by a team with more than 15 years of industry experience. The company has participated in projects in Spain and Germany with an investment volume of over <strong>\u20ac500 million<\/strong>, focusing on the residential and hotel sectors.<\/p>\n<p> <\/p>\n<p>This will be the <strong>ninth project Urbanitae has financed with Grupo Abauco<\/strong>, following successful operations such as L\u00f3pez de Hoyos, Santa Hortensia 58, and Embajadores 199 in <a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/10\/12\/madrid-in-the-top-5-for-high-net-worth-individuals\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0825&amp;utm_term=madrid&amp;utm_content=en_proyecto_margaritas\" target=\"_blank\" rel=\"noreferrer noopener\">Madrid<\/a>, as well as projects in Seville and Marbella.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">26% total return<\/h2>\n<p> <\/p>\n<p>The deal is structured through a <strong>\u20ac970,000 loan<\/strong>, with a term of <strong>24 months<\/strong> and the possibility of a 12-month extension.
