This is confirmed by the Ipsos <em><a href=\"https:\/\/www.ipsos.com\/sites\/default\/files\/ct\/news\/documents\/2025-07\/Ipsos%20Housing%20Monitor%202025_Espa%C3%B1a.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">Housing Monitor<\/a><\/em> study, which notes that <strong>74% of the population believes that this issue is not receiving the necessary attention<\/strong>. Dissatisfaction is particularly high in Spain: the country tops the European ranking, with only 48% of respondents declaring themselves satisfied with their current housing. Furthermore, <strong>three out of four people (76%) believe the country is heading in the wrong direction regarding housing<\/strong>.<\/p>\n\n\n\n<p>In fact, in its latest report on households and individuals, the <a href=\"https:\/\/www.bde.es\/f\/webbe\/SES\/Secciones\/Publicaciones\/PublicacionesAnuales\/InformesAnuales\/23\/Fich\/InfAnual_2023.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">Bank of Spain<\/a> <strong>warns of the <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/07\/23\/housing-deficit-in-spain-the-imf-calls-for-faster-construction\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0825&#038;utm_term=deficit&#038;utm_content=en_escasez_de_vivienda\" target=\"_blank\" rel=\"noreferrer noopener\">deficit of 740,000 homes<\/a> the country has been dragging along for more than a decade<\/strong>.<\/p>\n\n\n\n<p>Among the causes behind this situation, <a href=\"https:\/\/www.caixabankresearch.com\/es\/analisis-sectorial\/inmobiliario\/mercado-inmobiliario-espanol-2024-2025-modo-expansivo\" target=\"_blank\" rel=\"noreferrer noopener\">CaixaBank Research<\/a> points to several factors in a recent analysis: the <strong><a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/02\/05\/land-scarcity-in-spain-a-key-obstacle-to-housing-access\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0825&#038;utm_term=lack_of_developable_land&#038;utm_content=en_escasez_de_vivienda\" target=\"_blank\" rel=\"noreferrer noopener\">lack of developable land<\/a><\/strong>, the <strong>shortage of skilled labor<\/strong>, an <strong><a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/06\/18\/taxation-and-housing-a-barrier-to-real-estate-investment\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0825&#038;utm_term=increasingly_complex&#038;utm_content=en_escasez_de_vivienda\" target=\"_blank\" rel=\"noreferrer noopener\">increasingly complex regulatory environment<\/a><\/strong>, and <strong>construction costs<\/strong> that, while showing a moderate trend over the past year, remain 30% higher than 2019 levels. Together, these factors paint a picture where the housing supply faces serious limitations in keeping pace with real demand.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Housing Deficit: A Global Problem<\/h2>\n\n\n\n<p>In its latest <a href=\"https:\/\/www.dws.com\/AssetDownload\/Index?assetGuid=b93f2fa0-9f4f-43bc-9788-d75375463482&amp;consumer=E-Library\" target=\"_blank\" rel=\"noreferrer noopener\">Real Estate Research<\/a> report, asset manager DWS warns that housing supply across Europe is shrinking, while new construction has collapsed in most market sectors and locations. The firm also estimates that <strong>Europe has accumulated a deficit of around 1.4 million residential units since 2011<\/strong>. The shortage is particularly acute in markets such as Germany, the UK, the Netherlands, and Spain. Specifically, the gap is estimated at 1,357,964 homes.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The Case of the United States<\/h2>\n\n\n\n<p>Across the Atlantic, the trend is similar. The housing shortage in the <strong>United States reached unprecedented levels in 2023, with an estimated deficit of 4.7 million units<\/strong>, according to an analysis by <a href=\"https:\/\/www.zillow.com\/research\/housing-deficit-35317\/\" target=\"_blank\" rel=\"noreferrer noopener\">Zillow<\/a> based on the latest census data.<\/p>\n\n\n\n<p>Although 1.4 million new homes were added last year, the creation of 1.8 million households widened the gap by another 159,000 units, cementing the imbalance between supply and demand as one of the main drivers of the crisis. This shortage has forced <strong>8.1 million families to share housing with non-relatives<\/strong>, a solution driven more by financial necessity than choice.<\/p>\n\n\n\n<p>The problem is especially notable in major urban centers such as New York, Los Angeles, Boston, San Francisco, and Washington D.C. However, the same study shows that in regions with fewer barriers to building new housing, developer activity reached <strong>1.45 million completed homes in 2023<\/strong>, with forecasts pointing to 1.63 million soon\u2014the highest volume since 2007.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Latin America: One of the Most Pressured Regions<\/h2>\n\n\n\n<p>While U.S. figures are particularly striking, the imbalance between housing supply and demand is a cross-border problem, and Latin America is no exception, being <strong>one of the region\u2019s greatest structural challenges<\/strong>. According to the <a href=\"https:\/\/unhabitat.org\/sites\/default\/files\/download-manager-files\/D%C3%A9ficit%20habitacional.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">UN<\/a>, <strong>45% of households in Latin America lack adequate housing conditions, affecting nearly 300 million people<\/strong>.<\/p>\n\n\n\n<p>This figure includes both the <strong>quantitative deficit<\/strong>\u2014the complete absence of available housing, representing about 5% of the total\u2014and the much more widespread <strong>qualitative deficit<\/strong> (95%), referring to homes that do exist but fail to meet minimum standards of habitability or safety.<\/p>\n\n\n\n<p>The severity of the problem varies by country, though the shortage is widespread across the region. For example, in Costa Rica an estimated <strong>11% of the population lives in inadequate housing conditions<\/strong>, while in countries such as Nicaragua the figure exceeds <strong>80%<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Toward Structural Transformations<\/h2>\n\n\n\n<p>In Spain, various experts are calling on governments to address the shortage of land and push for <strong>legislative changes that facilitate and speed up construction processes<\/strong>. They stress the need for targeted housing policies to mitigate this deficit and reduce the concentration of the problem in markets such as Catalonia or Madrid.<\/p>\n\n\n\n<p>In the U.S., proposed solutions include the <strong>promotion of accessory dwelling units (ADUs)<\/strong>, duplexes, or triplexes\u2014types of <em>middle housing<\/em> that could increase supply, particularly in high-demand urban areas.<\/p>\n\n\n\n<p>What is clear is that access to housing is a challenge that transcends national borders. It requires rethinking market planning and regulation so that supply can respond more sustainably and effectively to continuously growing demand. There is no one-size-fits-all solution, but the urgency of boosting new housing construction is evident\u2014especially in markets where supply has been stagnant for years.<\/p>\n\n\n\n<p>Addressing today\u2019s structural issues\u2014scarcity of developable land, lack of skilled labor, high construction costs, and regulatory complexity\u2014will be key. At the same time, the challenge also lies in adapting <a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/12\/27\/flex-living-the-trend-of-flexible-housing-gains-ground-in-spain\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0825&#038;utm_term=housing_models&#038;utm_content=en_escasez_de_vivienda\" target=\"_blank\" rel=\"noreferrer noopener\">housing models to new social needs, with greater flexibility, sustainability, and accessibility<\/a>, creating an environment that fosters viable and sustainable long-term developments.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Germany, the UK, and the Netherlands share this challenge in Europe.
