The villa will feature:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li>5 bedrooms and 6 bathrooms<\/li>\n \n<li>Outdoor pool and garden<\/li>\n \n<li>Underground parking<\/li>\n \n<li>Wine cellar, gym, spa, and games room<\/li>\n \n<li>Privileged views of the <strong>Real Club de Golf Las Brisas<\/strong> and the mountains<\/li>\n<\/ul>\n<p> <\/p>\n<p>Construction began in April 2025 and is currently <strong>10\u201315% complete<\/strong>. The building permit was granted in November 2024.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Transaction Details<\/h2>\n<p> <\/p>\n<p>The project is structured through a mortgage loan granted in three tranches, with a total amount of up to <strong>\u20ac5,100,000<\/strong>. In addition, the developer is committing a total of <strong>\u20ac2.8 million in equity<\/strong> to the project.<\/p>\n<p> <\/p>\n<p><strong>Tranche A<\/strong>, which is now open, amounts to <strong>\u20ac2,185,000<\/strong>, under the following terms:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>10.5% simple annual interest<\/strong><\/li>\n \n<li><strong>24-month term<\/strong>, with the possibility of a 12-month extension<\/li>\n \n<li>Principal and interest paid at maturity<\/li>\n \n<li>Minimum return equivalent to 18 months of interest (15.75%)<\/li>\n<\/ul>\n<p> <\/p>\n<p>The loan is secured by the following guarantees:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li>First-ranking mortgage on the financed property (with 150% mortgage liability)<\/li>\n \n<li>Pledge of the borrower\u2019s shares<\/li>\n \n<li>Pledge of the borrower\u2019s bank accounts<\/li>\n \n<li>Mandate to sell the asset in case of default<\/li>\n<\/ul>\n<p> <\/p>\n<p>As with all Urbanitae debt projects, an independent project monitor will supervise the construction and validate milestones before authorizing
