Today, we\u2019re pleased to share some good news: <strong>Urbanitae has successfully closed three <a href=\"https:\/\/urbanitae.com\/en\/projects?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0725&amp;utm_term=projects&amp;utm_content=en_urbanitae_cierre_proyectos\" target=\"_blank\" rel=\"noreferrer noopener\">residential projects<\/a>: Residencial Arquer\u00edas, Residencial Santa In\u00e9s, and Santa Hortensia 58<\/strong>. Together, these projects have generated positive returns for our investors, demonstrating the effectiveness of our strategy and the value of our rigorous opportunity selection process.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Residencial Arquer\u00edas: anticipation and efficiency in Zaragoza<\/h2>\n\n\n\n<p>The Residencial Arquer\u00edas project, located in Zaragoza, consisted of a development loan granted for the construction of a residential building. The initial projection estimated a total return of 22% with an IRR of 10.4% over a 24-month term.<\/p>\n\n\n\n<p>In the end, the project exceeded expectations in terms of timing, returning capital early in just 17 months, with <strong>a total return of 16.9% and an IRR of 10.7%<\/strong>. This result showcases the manager\u2019s ability to anticipate projected timelines and efficiently manage the received financing.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Residencial Santa In\u00e9s: quick return close to expectations<\/h2>\n\n\n\n<p>The Residencial Santa In\u00e9s project in M\u00e1laga also demonstrated excellent execution. The development loan used to finance this residential project had an expected term of 14 months and an estimated total return of 15.17%.<\/p>\n\n\n\n<p>Ultimately, the manager repaid the loan early, in just 13 months, delivering a <strong>total return of 14.08%, very close to the initial estimate, and an IRR of 12.95%, slightly above the originally projected 12.86%<\/strong>. Efficient management enabled investors to achieve attractive returns in less time than anticipated.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Santa Hortensia 58: active management amid setbacks in Madrid<\/h2>\n\n\n\n<p>The Santa Hortensia 58 project in Madrid was a capital gains investment that required particularly active management due to unforeseen challenges during execution. Initially expected to last 20 months, with an estimated total return of 31.5% and an IRR of 17.9%, the project eventually extended to 40 months.<\/p>\n\n\n\n<p>Despite the extended timeline\u2014mainly due to urban planning and administrative delays\u2014the project still achieved a total return of 26.3%. The resulting IRR was 7.6%, below initial estimates, but noteworthy for having protected investors\u2019 capital and delivered a positive return despite adverse circumstances.<\/p>\n\n\n\n<p>In this case, Urbanitae has closed three projects demonstrating strong management capabilities, responding swiftly and transparently, and working closely with the developer to resolve issues and minimize their impact on returns.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Urbanitae closes rhree projects: committed to continuous improvement<\/h2>\n\n\n\n<p>Each project financed through Urbanitae is a learning opportunity that helps us improve our selection and management criteria.
