It\u2019s a \u20ac3,005,000 loan to refinance a 27-room coliving space in the Sants neighborhood of Barcelona. With a fixed annual interest of 10% and an initial term of 12 months, this opportunity comes with a first-rank mortgage and additional guarantees. <strong>The investment ticket will be limited to a maximum of \u20ac3,000 per investor.<\/strong><\/p>\n<p> <\/p>\n<p>On Wednesday, July 23 at 12 p.m. (UTC+2), we\u2019ll host a new <a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_Cbq7NesnTDi2slTkn3BxUw\" target=\"_blank\" rel=\"noreferrer noopener\">online session<\/a> to analyze the project together with Maximilian Beltrame, CEO of Bel Invest.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">A completed coliving, ready for operation<\/h2>\n<p> <\/p>\n<p>The asset backing this loan is a six-story, 1,360 m\u00b2 building whose construction has recently been completed. The residence will offer <strong>27 rooms with private bathrooms and kitchens<\/strong>, as well as shared spaces including a gym, coworking area, chillout terrace, shared kitchen, and reception areas.<\/p>\n<p> <\/p>\n<p>Located at 77 Gav\u00e0 Street, in the Sants-Montju\u00efc district, the building is close to Sants Station, Palau Sant Jordi, the University of Barcelona, and other key points of the city. The area is in high demand among young professionals and digital nomads seeking temporary rentals.<\/p>\n<p> <\/p>\n<p>Currently, <strong>the <a href=\"https:\/\/urbanitae.com\/en\/project\/P000384?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0725&amp;utm_term=sants_1&amp;utm_content=en_proyecto_sants\" target=\"_blank\" rel=\"noreferrer noopener\">Sants<\/a> project has obtained its final construction certificate and is in the process of securing the first occupancy license, expected by October 2025.<\/strong> The residence is scheduled to open in the first quarter of 2026.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">An experienced operator: BelVillage<\/h2>\n<p> <\/p>\n<p>The project is managed by BelVillage, an international <a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/12\/27\/flex-living-the-trend-of-flexible-housing-gains-ground-in-spain\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0725&amp;utm_term=coliving&amp;utm_content=en_proyecto_sants\" target=\"_blank\" rel=\"noreferrer noopener\">coliving<\/a> operator with assets in Barcelona, Berlin, and Italy, and part of the real estate group Bel Invest. In Spain, BelVillage <strong>manages two coliving residences in Barcelona<\/strong> \u2014 Diputaci\u00f3 and Aurora \u2014 and the Sants project will be their third opening in the city.<\/p>\n<p> <\/p>\n<p>The company provides centralized management based on technology and operational efficiency, allowing them to optimize costs and deliver a high-quality experience for residents. The building was acquired in 2015, and development began in 2023 after consolidating other projects in the portfolio.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Structure and guarantees of the operation<\/h2>\n<p> <\/p>\n<p>Urbanitae investors will grant a first-lien mortgage loan to Barcelona Smart Invest S.L. for a total of up to \u20ac3,005,000. The capital will be used to <strong>refinance the previous development loan<\/strong> and complete the furnishing and equipping of the property.<\/p>\n<p> <\/p>\n<p>The loan has a <strong>fixed annual interest rate of 10% and an initial term of 12 months<\/strong>, with two optional six-month extensions.
