Financing for the <em><a href=\"https:\/\/urbanitae.com\/en\/project\/P000382?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0725&amp;utm_term=residencial_la_mola_1&amp;utm_content=en_proyecto_residencial_la_mola\" target=\"_blank\" rel=\"noreferrer noopener\">Residencial La Mola<\/a><\/em> project will open for investment on <strong>Friday, July 18 at 12:00 p.m. (UTC+2).<\/strong><\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">New Homes, Nearly All Already Sold<\/h2>\n<p> <\/p>\n<p>The <em><a href=\"https:\/\/urbanitae.com\/en\/project\/P000382?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0725&amp;utm_term=residencial_la_mola_2&amp;utm_content=en_proyecto_residencial_la_mola\" target=\"_blank\" rel=\"noreferrer noopener\">Residencial La Mola<\/a><\/em> project involves the construction of 68 two- and three-bedroom units, each with a parking space and storage room. The homes will be distributed in a multifamily building located in El Molar, a municipality in the north of the Community of Madrid that combines residential growth with a natural setting and has excellent access via the A-1 motorway, just 38 km from the capital\u2019s city center.<\/p>\n<p> <\/p>\n<p>One of the project\u2019s biggest strengths is its advanced sales status: <strong>60 of the 68 homes are already reserved<\/strong>, representing 88% of the total. In addition, the project already has a <strong>granted building permit<\/strong> and <strong>bank financing secured<\/strong> with a top-tier financial institution, which reinforces its viability.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">The Developer: Experienced in the Madrid Market<\/h2>\n<p> <\/p>\n<p>The project will be developed by <em>Nero Quality Consulting<\/em>, a Madrid-based developer specializing in residential projects in both build-to-sell and build-to-rent formats. With a track record that includes developments in municipalities such as Torrej\u00f3n de Ardoz, Pozuelo, Fuenlabrada, and Coslada, Nero Quality Consulting relies on a multidisciplinary team and a clear strategy: to build in high-demand areas with strong potential for property value appreciation.<\/p>\n<p> <\/p>\n<p>In this case, the developer is partnering with Urbanitae\u2019s investors to finance the <strong>land acquisition<\/strong> and cover <strong>costs not included in the bank financing<\/strong>, which will fund the construction and part of the technical costs.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">How Is the Investment Structured?<\/h2>\n<p> <\/p>\n<p>The operation is structured through a <strong>capital increase<\/strong> in the SPV <em>Bayaz Properties 7 S.L.<\/em>, which will then invest in the development company <em>La Mola Habitat S.L.<\/em> The total contribution from Urbanitae investors will amount to <strong>\u20ac2,210,000<\/strong>, of which \u20ac10,000 will be allocated to cover SPV management costs.<\/p>\n<p> <\/p>\n<p>The <strong>developer will contribute 20% of the total project equity<\/strong>, which amounts to \u20ac2,750,000. Construction is scheduled to begin in the <strong>third quarter of 2025<\/strong>, and the delivery of the homes is estimated for the <strong>third quarter of 2027<\/strong>.
