It is a bridge loan for the acquisition of land intended for the development of a residential project comprising 69 homes in the Valdefierro district.<\/p><p>An <strong>informational webinar<\/strong> with Libra Gesti\u00f3n de Proyectos, the project manager, will be held on <strong>Wednesday, July 9 at 4:00 PM (UTC+2)<\/strong> to answer any questions about this investment.<\/p><p>Due to the expected high demand, participation will be limited to a <strong>maximum of \u20ac3,000 per investor<\/strong>.<\/p><h2 class=\"wp-block-heading\">A Residential Project in a Growing Area<\/h2><p>The <a href=\"https:\/\/urbanitae.com\/en\/project\/P000380?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0725&amp;utm_term=terrazas_de_biel_1&amp;utm_content=en_proyecto_terrazas_de_biel\" target=\"_blank\" rel=\"noreferrer noopener\">Terrazas de Biel<\/a> project consists of granting a <strong>loan of \u20ac3,520,000<\/strong>, with a <strong>fixed annual interest rate of 10.5%<\/strong> and a term of <strong>18 months with no extension<\/strong>. The loan will partially finance the purchase of final-use land awarded to Libra Gesti\u00f3n de Proyectos in Sector U-57-6B of Valdefierro, Zaragoza. The operation will also cover part of the remaining urban development costs and the structuring costs of the loan.<\/p><p>The land, owned by <a href=\"https:\/\/www.sareb.es\/en\/\" target=\"_blank\" rel=\"noreferrer noopener\">Sareb<\/a>, already has development works underway, with 20% completed. Once acquired, the project will continue the urban development and apply for a license to build <strong>69 multifamily cooperative housing units<\/strong>. The homes will have between 2 and 5 bedrooms and will include a parking space, storage room, landscaped common areas, indoor and outdoor swimming pools, a gym, and a children&#8217;s play area.<\/p><h2 class=\"wp-block-heading\">The Developer: Libra Gesti\u00f3n de Proyectos<\/h2><p>The <a href=\"https:\/\/urbanitae.com\/en\/project\/P000380?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0725&amp;utm_term=terrazas_de_biel_2&amp;utm_content=en_proyecto_terrazas_de_biel\" target=\"_blank\" rel=\"noreferrer noopener\">Terrazas de Biel<\/a> project is led by Libra Gesti\u00f3n de Proyectos, a real estate management company with more than 25 years of experience and nearly 6,000 homes delivered. This is <strong>the fourth project Libra is developing with Urbanitae<\/strong>, following Juan de Austria and Mirador de la Estaci\u00f3n in Madrid, and Residencial Benlliure in Valencia.<\/p><p>Libra specializes in the comprehensive management of residential developments, with a strong presence in Madrid, the Valencian Community, Aragon, and Castile and Le\u00f3n. The land purchase is scheduled for July 2025. From there, development work will continue (expected to be completed by the end of 2025), and the building permit will be requested.
