Low financing costs and the euro&#8217;s appeal against the dollar are among the factors driving this renewed momentum. Nonetheless, the firm believes this does not reflect a trend shift, stating that <strong>\u201cthe strong interest seen in the Catalan market last year has led to a more moderate start to this year\u201d<\/strong> and noting that \u201cdeals are on the radar and expected to materialize in the coming months.\u201d<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Hotels<\/h3>\n\n\n\n<p><a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/06\/03\/spain-the-second-largest-hotel-investment-market-in-europe\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0625&#038;utm_term=hotel&#038;utm_content=en_inversion_inmobiliaria_cataluna\" target=\"_blank\" rel=\"noreferrer noopener\">Hotel assets<\/a> continued the strong performance seen in 2024, when they drew \u20ac627 million in investment and accounted for up to 25% of total investment in Catalonia. In 2025, <strong>Catalonia has so far captured half of all national hotel investment<\/strong>, with \u20ac292 million, according to CBRE. This represents a 91% increase over the previous year, with Barcelona leading the way, concentrating 80% of the capital transacted. One notable deal was the \u20ac75 million sale of the AC Barcelona Forum hotel.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Logistics<\/h3>\n\n\n\n<p>The <strong>industrial logistics<\/strong> sector began the year with strong momentum, recording total take-up of 147,673 m\u00b2 in Q1, according to <a href=\"https:\/\/www.cbre.es\/insights\/reports\/real-estate-market-outlook-espana-2025\" target=\"_blank\" rel=\"noreferrer noopener\">BNP Paribas Real Estate<\/a>\u2019s latest report on the region. The firm notes that <strong>\u201cdemand for logistics space in Catalonia shows renewed dynamism,\u201d<\/strong> with take-up increasing by nearly 60% compared to the same period last year. It also highlights that build-to-suit and self-developed projects were the most sought-after by investors.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Living<\/h3>\n\n\n\n<p>Finally, the <strong>living segment<\/strong> continues to fall short of meeting more than half of current demand, according to CBRE. As a result, access to homeownership remains very constrained.
