The report estimates that Andalusia\u2019s GDP could grow by <strong>3% this year, compared to 2.8% nationally<\/strong>. In this context, the President of the Andalusian Regional Government, Juanma Moreno, has made a call for global investment in the region. The aim is not only to attract domestic investors but also to increasingly draw foreign investment.<\/p>\n\n\n\n<p><strong>Andalusia attracted \u20ac837 million<\/strong> in direct foreign capital, a <strong>41% increase compared to 2023<\/strong>, and closed the best six-year period in the historical series, with a cumulative investment of over \u20ac5 billion. According to government data, foreign direct investment generates 165,435 jobs in the region, with over 3,000 companies operating in Andalusia and forecasts indicating continued, progressive growth.<\/p>\n\n\n\n<p>This trend gave rise to <strong>\u201cInvest in Andalusia,\u201d<\/strong> a proposal by the Andalusian Government to facilitate the inflow of foreign investment into the region. It offers a comprehensive portfolio of services to investors, starting with a promotion strategy targeting <a href=\"https:\/\/www.canalsur.es\/television\/carolina-espana-andalucia-es-la-mejor-tierra-para-invertir-tiene-estabilidad-politica-y-juridica\/2168619.html#:~:text=EEUU%2C%20Francia%20Dinamarca%20y%20Reino,energ%C3%ADas%20renovables%20y%20productos%20financieros.\" target=\"_blank\" rel=\"noreferrer noopener\">priority countries such as the U.S<\/a>., France, Denmark, and the United Kingdom\u2014nations that invest the most in the region, mainly in construction, renewable energy, and financial products.<\/p>\n\n\n\n<p>The Andalusian Government is committed not only to attracting foreign investment but also to retaining it. As of 2024, <strong>divestments dropped by 21%<\/strong> compared to 2023, totaling just \u20ac68 million\u2014starkly contrasting with national figures. This indicates that foreign investors tend to stay once they arrive in Andalusia. Moreover, according to the Andalusia Business Climate Barometer, <a href=\"https:\/\/es.slideshare.net\/slideshow\/barmetro-del-clima-de-negocios-en-andaluca\/10182847\" target=\"_blank\" rel=\"noreferrer noopener\">87% of foreign companies in the region plan to increase or maintain their investment in 2025;<\/a> 84% expect to increase revenue; 62% forecast higher exports; and 89% anticipate job growth.<\/p>\n\n\n\n<p>In this way, Andalusia seeks to gradually reach the level of investment and capital attraction seen in Spain\u2019s most developed regions\u2014currently still far off according to statistics. As a result, this growth has driven the development of Andalusia\u2019s major cities and, with it, a surge in real estate investment in the region.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Current market overview: Andalusia as a real estate investment hub<\/h2>\n\n\n\n<p>According to the <a href=\"https:\/\/www.fotocasa.es\/indice-precio-vivienda\" target=\"_blank\" rel=\"noreferrer noopener\">Fotocasa Real Estate Index<\/a>, the housing market in Andalusia is one of the most active and attractive in Spain. Both purchase and rental prices remain below the national average. Specifically, as noted by the National Statistics Institute (INE), M\u00e1laga has the highest housing prices in Andalusia at \u20ac4,069 per square meter. Further behind are cities such as <strong>Granada<\/strong>, with a price of \u20ac2,728 per square meter, followed by <strong>C\u00e1diz<\/strong> (\u20ac2,097), <strong>Seville<\/strong> (\u20ac1,862), <strong>Huelva<\/strong> (\u20ac1,585), <strong>C\u00f3rdoba<\/strong> (\u20ac1,447), <strong>Almer\u00eda<\/strong> (\u20ac1,427), and <strong>Ja\u00e9n<\/strong>, at \u20ac998.<\/p>\n\n\n\n<p>So far this year, property prices have risen quarterly in seven of the eight provinces analyzed: M\u00e1laga (6.1%), Granada (4.6%), C\u00e1diz (3.9%), Almer\u00eda (2.7%), Huelva (2.5%), C\u00f3rdoba (1.7%), and Seville (0.4%). Only in Ja\u00e9n did prices fall, by 0.4%.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter is-resized\"><img decoding=\"async\" src=\"https:\/\/lh7-rt.googleusercontent.com\/docsz\/AD_4nXc7M53JR2lH61-B9Gfo1BVgX4TX9Y0mnuAgF9IsWuyihSN_TFmDwMunfUzxnfuzhG28eQ3bF2gStWYnngXdLPdxau9VhUmJ-fzXjui3SjdmTU1sQ08M9tBKnSjJRESLDJYn0JRApunk-j99yyFICho?key=CPcV4CgdaR20n4-sAwNeqQ\" alt=\"Gr\u00e1fico, Gr\u00e1fico de barras, Histograma\n\nEl contenido generado por IA puede ser incorrecto.\" style=\"width:800px\"\/><\/figure>\n<\/div>\n\n\n<p>These figures show that the housing market, both for sale and rent, varies significantly across different provinces and cities in Andalusia. Buying or renting a property in M\u00e1laga\u2014one of the most sought-after locations in Spain where prices are currently soaring\u2014is very different from doing so in areas like Ja\u00e9n, C\u00f3rdoba, or Huelva.<\/p>\n\n\n\n<p>As such, the <strong>Costa del Sol<\/strong> continues to be one of the most attractive investment hotspots in all of Andalusia. It remains the top destination for foreign real estate investors thanks to its sustained economic growth and strong development in key sectors such as tourism, commerce, services, and the increasing arrival of tech companies.<\/p>\n\n\n\n<p>In fact, it is the <strong>third most popular Spanish destination<\/strong> for foreign real estate investors, behind Alicante and the Balearic Islands, according to the College of Registrars. In the fourth quarter of 2024, <strong>32.35% of all registered home sales<\/strong> there were completed by international buyers.<\/p>\n\n\n\n<p>Meanwhile, <strong>Marbella<\/strong> stands out as the most expensive non-capital municipality in Andalusia and, alongside M\u00e1laga, one of the most attractive destinations for <strong>luxury real estate investment<\/strong>, according to international agency Barnes and its <em><a href=\"https:\/\/barnespublications.barnes-international.com\/books\/iqvc\/#p=1\" target=\"_blank\" rel=\"noreferrer noopener\">Global Property Handbook 2025<\/a><\/em>. The average housing price there is \u20ac1,955 per square meter.<\/p>\n\n\n\n<p>Trailing behind this province, <strong>Seville<\/strong> is becoming an increasingly popular destination for investors due to its rise in tourism, historical heritage, and the hosting of cultural events.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter is-resized\"><img decoding=\"async\" src=\"https:\/\/lh7-rt.googleusercontent.com\/docsz\/AD_4nXeW_w_BvOFQGPlUs-4nhj5wqmz00v-XmGUkzOrExvgZR1ahzB_Ley5g-reY-oY7E9Ze0O_ni-UCCMhqEpIxFfsbKM2sBXgELr6QzRE3GL1YH-1ACBwpUxlk4T6j9C-f_DYgYz0fJmXXsNRWIVj07w?key=CPcV4CgdaR20n4-sAwNeqQ\" alt=\"Gr\u00e1fico, Gr\u00e1fico de embudo\n\nEl contenido generado por IA puede ser incorrecto.\" style=\"width:800px\"\/><\/figure>\n<\/div>\n\n\n<h2 class=\"wp-block-heading\">Urbanitae\u2019s strong bet on Andalusia<\/h2>\n\n\n\n<p>The combination of high returns and a favorable economic environment has made Andalusia a focal point in Urbanitae\u2019s real estate investment strategy\u2014especially in the prime and luxury housing segments, due to their significant profit potential.
