According to a <a href=\"https:\/\/www.savills.es\/publicaciones\/noticias\/375881\/la-inversion-en-hoteles-en-europa-alcanza-21.900-millones-de-euros--la-cifra-mas-alta-en-cinco-a%C3%B1os-con-espa%C3%B1a-como-segundo-mercado-tras-uk#:~:text=La%20inversi%C3%B3n%20hotelera%20en%20Europa%20alcanz%C3%B3%20los%2021.900,y%20registrando%20un%20notable%20aumento%20interanual%20del%2047%2C6%25.\" target=\"_blank\" rel=\"noreferrer noopener\">report on the pan-European hotel market<\/a> by the consulting firm Savills, this asset class attracted \u20ac3.3 billion in 2024\u201414.2% above the ten-year annual average.<\/p>\n\n\n\n<p>This figure cements Spain\u2019s position as the <strong>second-largest market by investment volume in Europe<\/strong>, behind the United Kingdom, which recorded \u20ac6.83 billion in investments in 2024\u2014an increase of 157% compared to the previous year.<\/p>\n\n\n\n<p>Overall, <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/03\/29\/latin-american-capital-bets-on-the-spanish-hotel-sector\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0625&#038;utm_term=investment&#038;utm_content=en_inversion_hotelera\" target=\"_blank\" rel=\"noreferrer noopener\">hotel investment<\/a> across Europe reached \u20ac21.9 billion\u2014the highest level since 2019\u2014and represented a year-on-year increase of 47%. <strong>This segment, alongside logistics, led the investment rankings, surpassing their respective ten-year annual averages.<\/strong><\/p>\n\n\n\n<p>Cross-border investment dominated the European market (58.6%), with U.S. private equity funds such as Blackstone and KKR making strong bets in a context where the dollar remains strong against the euro.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Record hotel investment in Spain<\/h2>\n\n\n\n<p>In Spain, however, consulting firm Colliers highlights in its report <strong>\u201c<a href=\"https:\/\/www.colliers.com\/es-es\/news\/los-inversores-nacionales-protagonizan-3-de-cada-4-transacciones-hoteleras-en-2024\" target=\"_blank\" rel=\"noreferrer noopener\">Hotel Investment 2024<\/a>\u201d the key role played by domestic investors<\/strong> in the hotel sector, describing them as the main drivers of the market over the past year. Domestic capital represented 58% of total investment, reaching a record \u20ac1.938 billion and accounting for nearly three out of every four transactions (73%).<\/p>\n\n\n\n<p>Additionally, the report notes a significant drop in portfolio activity, which played a much smaller role in 2024, representing just 26% of the total investment volume. One of the most notable transactions was the acquisition by Swiss asset manager <a href=\"https:\/\/www.eleconomista.es\/capital-riesgo\/noticias\/12881988\/06\/24\/portobello-recompra-blue-sea-y-dara-entrada-como-socio-a-partners-group.html\" target=\"_blank\" rel=\"noreferrer noopener\">Partners Group of a majority stake in BlueSea Hotels<\/a>, valued at \u20ac275 million. Meanwhile, individual transactions reached a historic high, totaling \u20ac2.452 billion.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Concentration of hotel investment in Spain<\/h2>\n\n\n\n<p>The geographic distribution of <strong>hotel investment has concentrated in four main areas, accounting for 80% of total investment<\/strong>. The Canary Islands and Madrid top the list with the highest outlays:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong><a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/02\/14\/new-project-invest-in-a-hotel-in-the-canary-islands-with-a-14-annual-return\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0625&#038;utm_term=canary&#038;utm_content=en_inversion_hotelera\" target=\"_blank\" rel=\"noreferrer noopener\">Canary Islands<\/a><\/strong> played a leading role in 2024 investments, with 20 transactions totaling \u20ac664 million.<\/li>\n\n\n\n<li><strong>Madrid<\/strong>, with \u20ac605 million across 19 transactions, is positioned as one of the main destinations for investment in these assets. The largest deal in the capital was the \u20ac200 million acquisition of Hotel Miguel \u00c1ngel by the Lopesan chain.<\/li>\n\n\n\n<li><strong>Barcelona<\/strong> followed closely with \u20ac572 million and 21 transactions, including major deals such as the \u20ac80 million purchase of the AC Barcelona Forum hotel.<\/li>\n\n\n\n<li><strong>Balearic Islands<\/strong>, while last among key regions, closed the year on a high note, with over 20 transactions and total investment of \u20ac553 million. The purchase of the Six Senses establishment for \u20ac200 million stood out as the largest acquisition in the archipelago.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Outlook for 2025<\/h2>\n\n\n\n<p>Colliers forecasts that the <strong>strong performance of the hotel market in 2025<\/strong> could present a major opportunity for investors. This dynamism is expected to result in an investment volume of around \u20ac3 billion, in line with the positive trend of the past five years.<\/p>\n\n\n\n<p>Regarding this year\u2019s market performance, Laura Hernando, Managing Director of Hotels at Colliers, stated: \u201cIn 2025, we will continue to see a highly diversified profile, although we anticipate that national long-term investors will maintain an active role. Additionally, we expect greater involvement from institutional investors and sovereign wealth funds, as well as a rebound in private equity funds, attracted by the stability and growth potential of
