He joins us from <a href=\"https:\/\/cincodias.elpais.com\/companias\/2025-04-30\/urbanitae-refuerza-con-un-directivo-de-alantra-su-area-de-deuda-con-la-que-ha-financiado-mas-de-2000-viviendas.html\" target=\"_blank\" rel=\"noreferrer noopener\">Alantra<\/a>, where he served as Director of Real Estate Private Debt. Previously, he was part of the investment team at Arcano\u2019s debt platform, where he spent nearly a decade building his career.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">A Growing Investment Model<\/h2>\n\n\n\n<p>Juan M\u00ednguez joins Urbanitae at a key moment, as we\u2019ve been firmly betting on real estate debt in recent years. In 2024 alone, we financed 29 projects in this category, with <strong>a total investment of nearly \u20ac69 million\u2014an increase of 26%<\/strong> compared to the previous year. So far in 2025, that figure already exceeds \u20ac26 million.<\/p>\n\n\n\n<p>Since launching our first debt project in June 2020, Urbanitae has facilitated more than 80,000 investments in this model. These investments have helped <strong>finance the development of nearly 2,000 homes,<\/strong> as well as non-residential projects such as the acquisition of a hotel in Gran Canaria, the development of a retail park in Burgos, and a dozen self-storage developments in Madrid. Geographically, most of these operations have taken place in Andalusia (43%) and the Community of Madrid (31%).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What Is a Debt Project at Urbanitae?<\/h2>\n\n\n\n<p>Unlike equity projects, where investors join as partners of the developer and share in the profits, <strong><a href=\"https:\/\/blog.urbanitae.com\/en\/2023\/01\/20\/8-what-are-the-debt-projects-like-crowdlending\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0425&#038;utm_term=debt_projects&#038;utm_content=en_urbanitae_juan_minguez\" target=\"_blank\" rel=\"noreferrer noopener\">debt projects<\/a><\/strong> involve investors acting as lenders. In other words, they lend money to a developer in exchange for a fixed, predetermined return. This allows investors to know in advance both the term and the expected return of the operation, adding predictability to their investment strategy.<\/p>\n\n\n\n<p>These projects are <strong>secured by real guarantees<\/strong> (such as mortgages on the financed asset), which significantly reduces risk for the investor.
