The country succeeded in consolidating its position as an emerging destination within the <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/02\/05\/land-scarcity-in-spain-a-key-obstacle-to-housing-access\/?utm_source=blog_en&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0425&#038;utm_term=european_real_estate&#038;utm_content=en_andorra_sector_residencial\" target=\"_blank\" rel=\"noreferrer noopener\">European real estate<\/a> landscape.<\/p>\n\n\n\n<p>The latest <strong>\u201cSpain and Andorra Market Report 2024\u20132025\u201d<\/strong>, published by <a href=\"https:\/\/www.engelvoelkers.com\/es\/es\/informe-de-mercado-espana-andorra\" target=\"_blank\" rel=\"noreferrer noopener\">Engel &amp; V\u00f6lkers<\/a>, highlights the <strong>increase in residential property prices<\/strong> due to rising demand and the arrival of new investors, drawn by the country\u2019s multiple advantages:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Stable economic and fiscal environment<\/li>\n\n\n\n<li>Constant appreciation of property values<\/li>\n\n\n\n<li>Legal security<\/li>\n\n\n\n<li>High rental yields in Andorra<\/li>\n\n\n\n<li>Tax benefits for residents and investors<\/li>\n<\/ul>\n\n\n\n<p>Although Andorra was considered a tax haven until 2018, since being removed from the OECD blacklists, it has implemented key reforms that <a href=\"https:\/\/andorraservices.com\/sistema-tributario-la-pequena-guia-que-resume-los-impuestos-y-las-tasas-en-andorra-andorra-impuestos\/\" target=\"_blank\" rel=\"noreferrer noopener\">have allowed it to align with international standards of transparency and tax cooperation.<\/a><\/p>\n\n\n\n<p>Currently, the country offers a personal income tax rate between 0% and 10%, a corporate tax rate of 10%, and other advantages such as tax exemptions on inheritances and donations. Additionally, it has the lowest VAT in Europe, which boosts its competitiveness against other markets.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Price increases by area<\/strong><\/h2>\n\n\n\n<p>The general rise in property prices shows differences across regions. <strong>La Massana leads the way<\/strong> as the area with the highest increase, followed by Escaldes-Engordany, Encamp, and Canillo, all seeing significant rises.<\/p>\n\n\n\n<p>Despite this growth, the number of real estate transactions dropped by 21.3% in the third quarter of the year compared to 2023. However, <strong>prices have increased by 12.5% overall<\/strong>, mainly driven by foreign investment. In response to this trend, the Government of Andorra introduced a progressive tax on property purchases by foreign investors in February 2024, aiming to prevent speculation and balance the market.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Most exclusive residential areas in Andorra<\/strong><\/h2>\n\n\n\n<p><strong>Escaldes-Engordany tops the price chart with \u20ac7,000\/m\u00b2<\/strong>, followed by Andorra la Vella (\u20ac6,875\/m\u00b2) and La Massana (\u20ac5,726\/m\u00b2), where average property values exceed one million euros \u2014 particularly in La Massana, where the average is \u20ac1,495,000. Encamp and Ordino maintain stable prices (\u20ac4,083\/m\u00b2 and \u20ac5,335\/m\u00b2), while Canillo has seen a 9% increase, reaching \u20ac5,626\/m\u00b2.<\/p>\n\n\n\n<p>Flats remain the preferred option for expats, singles, couples, and families, typically ranging between 85 m\u00b2 and 161 m\u00b2. However, in La Massana, there\u2019s a growing preference for larger houses, averaging 450 m\u00b2, located in areas such as Sispony, Any\u00f3s, or Esc\u00e0s.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Rental market also on the rise<\/strong><\/h2>\n\n\n\n<p>In the rental segment, Engel &amp; V\u00f6lkers reports <strong>strong interest in homes between 50 m\u00b2 and 200 m\u00b2<\/strong>. Prices per square meter vary by area, with Andorra la Vella being the most expensive at \u20ac30.19\/m\u00b2, followed by Escaldes-Engordany (\u20ac25.66\/m\u00b2), Ordino (\u20ac22.58\/m\u00b2), and Canillo (\u20ac18.93\/m\u00b2). Andorra la Vella has seen the biggest annual price increase, at 58.43%.<\/p>\n\n\n\n<p>In La Massana and Encamp, prices are similar (around \u20ac16.80\/m\u00b2), but the properties are larger (approximately 168 m\u00b2).
