This enclave is known for its <strong>privacy, security, and proximity to renowned golf courses<\/strong>, such as <strong>La Quinta Golf &amp; Country Club<\/strong>, and is <strong>less than 15 minutes from Marbella and Puerto Ban\u00fas<\/strong>.<\/p>\n<p> <\/p>\n<p>The design is intended to blend seamlessly with the natural surroundings, offering <strong>privacy and exclusivity<\/strong> in one of the most sought-after areas of the Costa del Sol.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Investment Structure and Conditions<\/h2>\n<p> <\/p>\n<p>The project developer is <strong>Inmolux Group<\/strong>, a business holding founded in <strong>2008<\/strong>, specializing in <strong>luxury real estate on the Costa del Sol<\/strong>. The group has developed <strong>10 projects in Marbella\u2019s most prestigious areas<\/strong> and currently has <strong>seven projects under construction and five in development<\/strong>. They have already delivered luxury villas in <strong>Golden Mile, Sierra Blanca, Cascada de Camoj\u00e1n, Nueva Andaluc\u00eda, Zagaleta, and Guadalmina Baja<\/strong>.<\/p>\n<p> <\/p>\n<p>The project developer is committing <strong>a total capital of \u20ac6,169,916 (35.7%)<\/strong>, including an initial <strong>equity contribution of \u20ac4,481,614<\/strong>. Of this amount, <strong>\u20ac2,536,095<\/strong> comes from the acquisition and construction of <strong>Villa Paradise<\/strong>, a luxury home built in <strong>2024<\/strong> in <strong>Para\u00edso Alto<\/strong>, which will serve as <strong>additional <a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/05\/17\/how-does-urbanitae-protect-its-investors-money\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0325&amp;utm_term=collateral&amp;utm_content=en_proyecto_el_madronal_h\" target=\"_blank\" rel=\"noreferrer noopener\">collateral<\/a><\/strong> for the loan. Additionally, the developer commits to providing <strong>\u20ac1,688,302 in additional equity<\/strong> throughout the project.<\/p>\n<p> <\/p>\n<p>Urbanitae\u2019s loan <strong>considers two scenarios<\/strong>:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Base scenario:<\/strong> A loan of up to <strong>\u20ac11.12 million<\/strong>, committed in three tranches. The loan will <strong>finance construction work and general project costs<\/strong>, with the developer committing <strong>\u20ac3.4 million<\/strong> from the sale of the additional collateral. <strong>\u20ac5 million of this loan will be funded by Urbanitae investors<\/strong>, with the remaining amount covered by external investors.<\/li>\n \n<li><strong>Alternative scenario:<\/strong> If the developer does not commit the agreed <strong>\u20ac3.4 million<\/strong> equity from the sale of <strong>Villa Paradise<\/strong>, the loan amount will increase to <strong>\u20ac14.825 million<\/strong>, also structured in three tranches.<\/li>\n<\/ul>\n<p> <\/p>\n<p>Both plots <strong>have had building permits since 2023<\/strong>. Construction began in <strong>November 2024<\/strong>, with completion expected in <strong>Q4 2026<\/strong>, and the <strong>sale of the villas projected for Q2 2027<\/strong>.<\/p>\n<p> <\/p>\n<p>The asset\u2019s commercialization will be managed by the developer and exclusively by <strong>Solvilla<\/strong>, a real estate agency.
