This time, we present the second tranche of the Pinares de San Ant\u00f3n<\/a> project<\/strong>, a development of 13 luxury villas<\/strong> in one of M\u00e1laga\u2019s most exclusive areas. Funding for this tranche will be available on our platform on Tuesday, March 25, at 4:00 PM (UTC+1).<\/strong><\/p>\n

This investment is structured as debt financing,<\/strong> with a fixed-rate loan at 10.75% per year<\/strong> and an initial term of 5 months, extendable for up to 12 additional months.<\/strong><\/p>\n

A Project in One of M\u00e1laga\u2019s Best Locations<\/h2>\n

<\/p>\n

Pinares de San Ant\u00f3n<\/a> is an exclusive residential neighborhood in the eastern part of M\u00e1laga, on the Cerro de San Ant\u00f3n.<\/strong> The location offers breathtaking sea views over M\u00e1laga Bay<\/strong> and is surrounded by forest parks, scenic viewpoints, and natural areas. It is also less than 20 minutes from the city center<\/strong> and within 5 minutes of schools, hospitals, and sports centers.<\/strong><\/p>\n

M\u00e1laga is one of Spain\u2019s fastest-growing cities in both economic and demographic terms. In 2023, the city\u2019s GDP grew by 3.6%,<\/strong> and employment increased by 4.5%,<\/strong> both figures exceeding the Andalusian average. The city has also attracted numerous international tech companies<\/strong> and boasts a strong real estate market<\/strong> driven by high-end housing demand.<\/p>\n

Project Structure and Progress<\/h2>\n

This second tranche of funding is part of a loan<\/a> granted in July 2024<\/strong> to Cogitari Homes,<\/strong> the project\u2019s developer. The development is already at an advanced stage, with construction progress exceeding 20%,<\/strong> according to Project Monitoring certifications.<\/p>\n

<\/p>\n

Tranche B, amounting to \u20ac2,070,000,<\/strong> will allow for continued construction and cover additional project costs. The loan is secured by a first-rank mortgage on the asset,<\/strong> providing strong investment security.<\/p>\n

The villas will feature 4 to 5 bedrooms,<\/strong> 3 to 4 bathrooms, a basement, a swimming pool, spacious gardens, and terraces. Additionally, they will include 3 to 4 parking spaces,<\/strong> an office, and a game room with the option to be converted into a gym or home theater.<\/p>\n
