Property prices remain more affordable than in other major cities, with strong growth potential, particularly in Zaragoza and its surrounding areas. Alongside the residential market, the logistics sector is also emerging as a key area of development. Having established itself as a hub for major corporate operations, Arag\u00f3n is set to host a gigafactory for electric vehicle batteries, where the Stellantis-CATL alliance will invest more than \u20ac4 billion. At the same time, Arag\u00f3n is positioning itself as one of the largest <strong>data center<\/strong> hubs, largely driven by major investments announced by Amazon Web Services and Microsoft.<\/p>\n\n\n\n<p>The <strong>&#8220;<a href=\"https:\/\/catedramercadoinmobiliario.unizar.es\/wp-content\/uploads\/Aragon-2024-4T-2.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">Arag\u00f3n Real Estate Market Report,<\/a>&#8220;<\/strong> led by the Real Estate Market Chair of the University of Zaragoza, quantifies and analyzes the main figures of the sector in the region:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Residential<\/strong><\/li>\n<\/ul>\n\n\n\n<p>Housing transactions in 2024 reached <strong>16,434 operations<\/strong>, an <strong>8.8% increase<\/strong> compared to 2023. As for prices, in the fourth quarter of the year, the average stood at <strong>\u20ac1,576 per square meter<\/strong>, reflecting a <strong>4% year-on-year increase<\/strong>. <strong>Second-hand housing was the main driver<\/strong> of this sector, with an 8.6% increase in transactions. However, the new construction market also showed great resilience, with sales reaching their highest levels in the past ten years.<\/p>\n\n\n\n<p><a href=\"https:\/\/www.unizar.es\/actualidad\/vernoticia_ng.php?id=88147&amp;idh\" target=\"_blank\" rel=\"noreferrer noopener\">Experts<\/a> agree that <strong>housing demand will remain strong<\/strong> despite rising prices, driven by strong demand, stable interest rates, and the growing purchasing power of the local population.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Logistics<\/strong><\/li>\n<\/ul>\n\n\n\n<p>The development of logistics infrastructure remains <strong>one of the main pillars of Arag\u00f3n\u2019s real estate sector<\/strong>. In 2024, <strong>717 logistics asset transactions<\/strong> took place, reflecting a <strong>6.3% increase<\/strong> compared to the previous year. The <strong>average price stood at \u20ac427 per square meter<\/strong>, with a <strong>-3.4% decline<\/strong>. The <strong>total surface area transacted was 575,171 square meters<\/strong>, marking a <strong>34.8% year-on-year increase<\/strong>.<\/p>\n\n\n\n<p>Many companies have already chosen Arag\u00f3n as their logistics hub. Giants such as <strong>Inditex and Amazon Web Services<\/strong>, along with logistics specialists <strong>Dachser and Ontime<\/strong>, have recently announced expansion plans.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Retail<\/strong><\/li>\n<\/ul>\n\n\n\n<p>The <strong>retail sector remained stable in 2024<\/strong>, with <strong>1,564 transactions<\/strong>, reflecting a <strong>0.4% positive variation<\/strong>. The <strong>total surface area transacted in the past year reached 146,455 square meters<\/strong>, with a <strong>-1.9% year-on-year adjustment<\/strong>. One of the most significant ongoing projects is the <strong>transformation of the former Plaza Imperial shopping center into the new Plaza Park<\/strong>. With a <strong>\u20ac56 million investment<\/strong>, the new development is designed as an open-air space with a refreshed commercial offering and green areas, while also updating the cinema facilities and restaurant zones.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Storage Units and Parking Spaces<\/strong><\/li>\n<\/ul>\n\n\n\n<p>These segments have shown <strong>mixed trends<\/strong>. <strong>Storage unit sales reached 1,989 transactions in the past twelve months<\/strong>, reflecting a <strong>14.2% increase<\/strong> compared to the previous year. In contrast, <strong>parking space transactions totaled 6,029<\/strong>, showing a <strong>-3.9% decline<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>A leader in data center development<\/strong><\/h2>\n\n\n\n<p>Within Spain, Arag\u00f3n is becoming a <strong>key player in the <a href=\"https:\/\/blog.urbanitae.com\/en\/2025\/02\/06\/investment-in-data-centers-turns-spain-into-a-leading-hub\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0325&amp;utm_term=data_center&amp;utm_content=en_aragon_inversion_vivienda\" target=\"_blank\" rel=\"noreferrer noopener\">data center<\/a> industry<\/strong>. A report by real estate consultancy <strong><a href=\"https:\/\/www.colliers.com\/es-es\/research\/snapshot-data-centers-iberian-region\" target=\"_blank\" rel=\"noreferrer noopener\">Colliers<\/a><\/strong> highlights that this region and the <strong>Community of Madrid<\/strong> are the two leading locations for data centers, attracting a significant portion of investments.<\/p>\n\n\n\n<p>The provinces of Zaragoza and Huesca already boast an installed capacity of 108MW IT, thanks to the launch of the first phase of Amazon Web Services (AWS)\u2019s project, which is expected to generate \u20ac15.7 billion in economic impact over the coming years, supporting the development of a network of mega data centers in the region. As a result, Arag\u00f3n is beginning to establish itself as Europe\u2019s new data center hub.<\/p>\n\n\n\n<p>New developments, such as Microsoft\u2019s third facility in Villamayor de G\u00e1llego (Zaragoza), along with two additional centers in Parque Tecnol\u00f3gico del Reciclaje and La Muela, will represent a \u20ac25 billion investment over the next 10
