The financing for this project will be available on the platform <strong>next Tuesday, March 18, at 4:00 p.m. (UTC+1)<\/strong>. Given the high demand we anticipate, there will be a <strong>maximum investment ticket of \u20ac5,000 per investor<\/strong>.<\/p>\n<p><\/p>\n<h2 class=\"wp-block-heading\">A High-Potential Development in a Growing Area<\/h2>\n<p><\/p>\n<p>The <a href=\"https:\/\/urbanitae.com\/en\/project\/P000357?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0325&amp;utm_term=edificio_dante_1&amp;utm_content=en_proyecto_edificio_dante\" target=\"_blank\" rel=\"noreferrer noopener\">Edificio Dante<\/a> project consists of the development of <strong>260 subsidized housing units (VPO)<\/strong> with 1, 2, 3, and 4 bedrooms, each including a parking space and storage unit, as well as <strong>extensive common areas with a swimming pool and landscaped zones<\/strong>. The project also includes <strong>10 commercial spaces, five of which have already been sold, and 18 professional offices<\/strong>, which the developer, Caralca, will retain due to their high commercial visibility.<\/p>\n<p><\/p>\n<p>Entren\u00facleos, located in the municipality of <strong>Dos Hermanas<\/strong>, is one of the most dynamic urban development areas in southern Spain. Its growth has been boosted by the arrival of educational institutions like <strong>Loyola University<\/strong>, commercial projects like the upcoming <strong>Entrenasas shopping center<\/strong>, and leisure developments such as the <strong>Entren\u00facleos Panoramic Tower<\/strong>. Additionally, it boasts excellent transport connections, both private (SE-30 and SE-40) and public, with <strong>Metrobus line 6<\/strong>, which connects to the <strong>Olivar de Quintos metro station<\/strong>.<\/p>\n<p><\/p>\n<h2 class=\"wp-block-heading\">An Experienced and Reliable Developer<\/h2>\n<p><\/p>\n<p>Behind this project is <strong>Caralca<\/strong>, a highly experienced real estate developer with whom we have already financed <strong><a href=\"https:\/\/blog.urbanitae.com\/en\/2023\/12\/07\/new-investment-opportunity-in-cadiz\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0325&amp;utm_term=alcaidesa_homes&amp;utm_content=en_proyecto_edificio_dante\" target=\"_blank\" rel=\"noreferrer noopener\">Alcaidesa Homes<\/a><\/strong> in C\u00e1diz, a project that is progressing as planned. Caralca has delivered over <strong>1,800 homes<\/strong>, a <strong>student residence with more than 500 rooms<\/strong>, a <strong>hotel project with over 250 rooms<\/strong>, and has a <strong>business volume exceeding \u20ac450 million<\/strong>.<\/p>\n<p><\/p>\n<p>For the <strong><a href=\"https:\/\/urbanitae.com\/en\/project\/P000357?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0325&amp;utm_term=edificio_dante_2&amp;utm_content=en_proyecto_edificio_dante\" target=\"_blank\" rel=\"noreferrer noopener\">Edificio Dante<\/a><\/strong> project, Caralca <strong>acquired the land in 2021<\/strong> at a very competitive price. Additionally, the project has already obtained a <strong>building permit for the first phase of construction<\/strong>, though the authorization covers the entire development. <strong>50% of the residential units and 50% of the commercial spaces have already been pre-sold<\/strong>, indicating strong market demand in this area.<\/p>\n<p><\/p>\n<p>Regarding construction, the project has been <strong>awarded to Sanjose Constructora<\/strong>, one of the most reputable companies in the sector.<\/p>\n<p><\/p>\n<h2 class=\"wp-block-heading\">Financial Structure of the Project<\/h2>\n<p><\/p>\n<p><a href=\"https:\/\/urbanitae.com\/en\/project\/P000357?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0325&amp;utm_term=edificio_dante_3&amp;utm_content=en_proyecto_edificio_dante\" target=\"_blank\" rel=\"noreferrer noopener\">Edificio Dante<\/a> is a <strong>capital gains project<\/strong>, meaning that both the developer and Urbanitae investors enter as partners. The project already has <strong>approved financing from a top-tier banking institution<\/strong>. While this timeframe may seem long given the project\u2019s advanced stage, it is important to note that this is a <strong>260-unit subsidized housing development<\/strong>, which involves additional administrative processes during the <strong>deed registration phase<\/strong>.
