This is a <a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/08\/19\/the-rise-of-branded-residences-in-europe\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0225&amp;utm_term=branded_residence&amp;utm_content=en_proyecto_overseas_residences\" target=\"_blank\" rel=\"noreferrer noopener\">branded residence<\/a> development that will be associated with a high-end brand.<\/p>\n\n\n\n<p>The asset is located at Pra\u00e7a Duque de Saldanha 11, Lisbon, next to Av. Da Rep\u00fablica. This is a fully consolidated area in the heart of Lisbon\u2019s financial district, offering all essential services.<\/p>\n\n\n\n<p><a href=\"https:\/\/overseasglobal.com\/?idioma=en\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Overseas<\/a> is a real estate development company specializing in luxury projects, with a strong focus on ESG and electric mobility. The company has a solid track record in Portugal and Brazil, with over 500,000 square meters of construction. Led by CEO Pedro Vicente, a key figure in the Portuguese real estate sector, its team includes professionals with extensive experience in funds, banking, and real estate development. Overseas is also a member of the Portuguese Association of Real Estate Developers and Investors (<a href=\"https:\/\/appii.pt\/en\/\" target=\"_blank\" rel=\"noreferrer noopener\">APPII<\/a>), reinforcing its industry presence.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Capital Gains Strategy<\/h2>\n\n\n\n<p>The <a href=\"https:\/\/urbanitae.com\/en\/project\/P000350?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0225&amp;utm_term=overseas_residences_project_2&amp;utm_content=en_proyecto_overseas_residences\" target=\"_blank\" rel=\"noreferrer noopener\">Overseas Residences project<\/a> will be structured through a capital increase, where Urbanitae investors will contribute capital to the project\u2019s investment vehicle. The total project <strong>funding amounts to \u20ac4,070,500,<\/strong> which will be used to cover project costs not covered by the developer or bank until project completion.<\/p>\n\n\n\n<p>This investment vehicle <strong>is in discussions with a leading banking institution in Portugal and Spain<\/strong> to finance part of the asset acquisition and provide additional funding for 100% of the construction development.<\/p>\n\n\n\n<p>Overseas will be responsible for the project\u2019s full management, <strong>contributing 55% of the total investment value.<\/strong><\/p>\n\n\n\n<p>The developer has already secured a preliminary planning approval (PIP) for the construction of up to 16 units but has decided to reduce the number of residences to maximize luxury pricing. <strong>Construction is expected to begin in July 2025.<\/strong><\/p>\n\n\n\n<p>On the commercial front, the developer has already secured two preliminary reservations as a market test and plans to continue sales once construction begins. <strong>Sales prices have been validated through a Savills report.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Preferred Return of 17% IRR<\/h2>\n\n\n\n<p>Urbanitae has agreed with the developer that Urbanitae investors will have priority in returns. Specifically, Urbanitae investors will receive a preferred annual return of 17% IRR on their invested capital.
