On this occasion, it is a bridge loan to finance part of the acquisition costs of two plots of land located in the province of M\u00e1laga. You will be able to invest on <strong>Friday, January 3, at 12:00 (UTC+1).<\/strong> Below, we provide all the details of the project.<\/p>\n\n\n\n<p>The <a href=\"https:\/\/urbanitae.com\/en\/project\/P000346?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1224&amp;utm_term=varadero_project&amp;utm_content=en_proyecto_varadero\" target=\"_blank\" rel=\"noreferrer noopener\">Varadero project<\/a> involves the <strong>granting of a loan to finance the acquisition costs of two plots of land<\/strong>, one in Almayate, located in the Valle de Niza area 25 km from M\u00e1laga city, and the other in Benahav\u00eds, a consolidated residential area surrounded by nature and just 12 km from Puerto Ban\u00fas.<\/p>\n\n\n\n<p>Regarding the development of the promotion, <strong>the Almayate plot<\/strong> has a license for the development of <strong>125 apartments<\/strong> in blocks with up to four bedrooms, 136 parking spaces, and 122 storage rooms, as well as landscaped common areas and a communal pool. On the other hand, <strong>the Benahav\u00eds plot<\/strong> is pending urbanization works and has a granted license for the <strong>development of 28 detached homes<\/strong> with 3 bedrooms each, equipped with a terrace, porch, parking, and private garden. Additionally, it features exclusive community areas, including a pool, sauna, and gym.<\/p>\n\n\n\n<p>The <strong>developer of this project is Grupo San Pablo<\/strong>, a company with <strong>15 years of experience<\/strong> in the real estate sector, more than 40 completed projects, and 3,000 properties throughout Spain and internationally, including the development of luxury homes in the Dominican Republic.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Approved construction license and first-rank mortgage guarantee<\/h2>\n\n\n\n<p>The <a href=\"https:\/\/urbanitae.com\/en\/project\/P000346?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1224&amp;utm_term=varadero_project_1&amp;utm_content=en_proyecto_varadero\" target=\"_blank\" rel=\"noreferrer noopener\">Varadero project<\/a> is a debt project. The partnership between the developer and Urbanitae investors is structured as a fixed-rate loan to finance part of the acquisition costs (purchase and purchase costs) and commercialization.<\/p>\n\n\n\n<p>Both assets are located in sectors with approved subdivision and urbanization projects and construction licenses. However, in the case of Benahav\u00eds, the license is conditioned on completing the pending urbanization works.<\/p>\n\n\n\n<p>The total loan amount is <strong>\u20ac6,695,000, of which \u20ac5,000,000 will be financed by the platform through Urbanitae investors<\/strong>, and the remaining \u20ac1,695,000 by external investors. In the first quarter of 2025, urban planning procedures and commercialization will begin to meet the milestones required by the bank for granting the development loan. In the second quarter of 2026, the urbanization works will be completed, thus complying with all urban planning permits and licenses and reaching the minimum pre-sale level required by the bank for granting the development loan. Finally, in <strong>the fourth quarter of 2026<\/strong>, the loan will be granted, and <strong>Urbanitae investors will exit<\/strong> the project.<\/p>\n\n\n\n<p>Do you have questions?
