This <a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/01\/15\/the-immunity-of-luxury-residential-real-estate\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1124&amp;utm_term=luxury_residence&amp;utm_content=en_proyecto_villa_alcala_ii\" target=\"_blank\" rel=\"noreferrer noopener\">luxury residence<\/a> features five bedrooms, five bathrooms, parking for four vehicles, an entertainment and TV room, space for a gym and wine cellar. Additionally, the exterior includes a barbecue area with an outdoor kitchen, a private pool, and a sunbathing area.<\/p>\n\n<p>The developer is Cogitari Homes, with over 30 years of international experience in the luxury segment. This is the fifth project \u2013including different phases of previous projects\u2013 that we finance on the platform, following <a href=\"https:\/\/urbanitae.com\/en\/project\/P000251?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1124&amp;utm_term=gate_3&amp;utm_content=en_proyecto_villa_alcala_ii\" target=\"_blank\" rel=\"noreferrer noopener\">Gate 3<\/a>, <a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/02\/05\/invest-in-marbella-with-a-21-return\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1124&amp;utm_term=villa_alcala&amp;utm_content=en_proyecto_villa_alcala_ii\" target=\"_blank\" rel=\"noreferrer noopener\">Villa Alcal\u00e1<\/a>, <a href=\"https:\/\/urbanitae.com\/en\/project\/P000297?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1124&amp;utm_term=gate_3_ii&amp;utm_content=en_proyecto_villa_alcala_ii\" target=\"_blank\" rel=\"noreferrer noopener\">Gate 3 II<\/a>, and <a href=\"https:\/\/urbanitae.com\/en\/project\/P000293?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1124&amp;utm_term=pinares_de_san_anton&amp;utm_content=en_proyecto_villa_alcala_ii\" target=\"_blank\" rel=\"noreferrer noopener\">Pinares de San Ant\u00f3n<\/a>.<\/p>\n\n<h2 class=\"wp-block-heading\">10% annual return<\/h2>\n\n<p>The developer acquired the land in 2022 with its own funds and a loan from an alternative lender. The project already has the construction permit granted, and over 35% of the construction has been completed.<\/p>\n\n<p>The <a href=\"https:\/\/urbanitae.com\/en\/project\/P000327?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1124&amp;utm_term=villa_alcala_ii_2&amp;utm_content=en_proyecto_villa_alcala_ii\">Villa Alcal\u00e1 II<\/a> project is structured as debt. Urbanitae investors will participate in the project by <strong>providing tranche B of the Villa Alcal\u00e1 project, with a fixed annual rate of 10% and a 15-month term,<\/strong> aimed at financing part of the construction costs and associated soft costs. The ticket for Villa Alcal\u00e1 II amounts to <strong>2,140,000 euros.<\/strong><\/p>\n\n<p>Early loan repayment will be allowed at any time, subject to a guaranteed minimum return equivalent to 15 months \u2013 an additional six-month extension is permitted. In other words, <strong>Urbanitae investors will, in any case, achieve a total return of 12.5%.<\/strong> Urbanitae investors will exit the project through the sale of the property.<\/p>\n\n<p>As for guarantees, investors participating in this tranche will be subrogated to the first-rank mortgage on the registered property that makes up the Villa Alcal\u00e1 project. The granting of tranche B, which is the subject of this project, is expected for the third quarter of 2024. A third tranche will be granted between the second and third quarters of 2025, coinciding with the completion of the construction and the obtaining of the occupancy permit.
