We&#8217;re returning to Lisbon with a luxury development that you\u2019ll be able to invest in <strong>starting Wednesday, October 9, 2024, at 4:00 PM (UTC+2).<\/strong> Let us share all the details.<\/p>\n\n<p>The <a href=\"https:\/\/urbanitae.com\/en\/project\/P000311?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1024&amp;utm_term=quinta_do_cedro_1&amp;utm_content=en_proyecto_quinta_do_cedro\" target=\"_blank\" rel=\"noreferrer noopener\">Quinta do Cedro<\/a> project is located in the municipality of Oeiras, part of the Lisbon district\u2014one of the 18 districts in Portugal. Specifically, the development is situated in the parish of Cruz Quebrada, a prime location, in the second line of the Tagus River and just a few meters from the Alg\u00e9s seafront promenade.<\/p>\n\n<p>The project we are financing involves the development, already underway, of <strong>a 22-unit multifamily residential building<\/strong> with gardens, balconies, private terraces, two rooftop pools, 59 parking spaces, and a gym. As you can see, this is a luxury development with all kinds of amenities.<\/p>\n\n<p>The developer is Vogue Homes, the same company we partnered with on our first project in <a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/03\/15\/we-launched-our-first-project-in-portugal\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1024&amp;utm_term=portugal&amp;utm_content=en_proyecto_quinta_do_cedro\" target=\"_blank\" rel=\"noreferrer noopener\">Portugal<\/a>, the Paulo Duque project. Vogue Homes has 20 years of experience in this type of product and specializes in new residential developments in Lisbon and its surrounding areas.<\/p>\n\n<h2 class=\"wp-block-heading\">45% of the construction already completed<\/h2>\n\n<p>One of the key advantages of this project is that there&#8217;s no need to wait for a construction license\u2014it has been in place since 2020. In fact, construction is already about 45% complete. Moreover, four units have already been pre-reserved, representing a commercial advance of 18%.<\/p>\n\n<p>This project follows a capital gains strategy. Urbanitae investors will partner with the developer to continue the progress of the <a href=\"https:\/\/urbanitae.com\/en\/project\/P000311?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1024&amp;utm_term=quinta_do_cedro_2&amp;utm_content=en_proyecto_quinta_do_cedro\" target=\"_blank\" rel=\"noreferrer noopener\">Quinta do Cedro<\/a> project. However, the expected profitability can be calculated from the project fact sheet using the formula: (Estimated Revenue \u2013 Estimated Costs) \/ Total Equity.<\/p><p>We have agreed with the developer that returns will be preferential for Urbanitae investors. Specifically, we have arranged for Urbanitae investors to receive a preferential return on generated profits of 15% annually (IRR). This means that <strong>the developer will not receive any profits until Urbanitae investors have achieved an annual return of 15%.<\/strong><\/p><p>The estimated duration of the project is 20 months. Therefore, if the investment and construction monitoring are expected to take place in the fourth quarter of 2024, the construction should be completed by the second quarter of 2025. The homes will be delivered in the first quarter of 2026. <strong>Urbanitae investors will recover their money, according to the plan validated with the developer, between July and September 2026.<\/strong><\/p><p>Have questions? El proyecto que vamos a financiar consiste en el desarrollo, ya iniciado, de una promoci\u00f3n de 22 viviendas plurifamiliares con jardines, balcones, terrazas privadas, dos piscinas en la azotea, 59 plazas de aparcamiento y un gimnasio. Como veis, se trata de una promoci\u00f3n de lujo con todo tipo de comodidades. El promotor es Vogue Homes, el mismo con quien dimos nuestros primeros pasos en Portugal, con el proyecto Paulo Duque. La promotora cuenta con 20 a\u00f1os de experiencia en este tipo de producto, y es especialista en promociones residenciales de obra nueva en Lisboa y alrededores. Obras ejecutadas al 45% Un punto fuerte de este proyecto es que no hay que esperar a la licencia de obras. Est\u00e1 en vigor desde 2020 y, de hecho, los trabajos de obra est\u00e1n actualmente sobre el 45%. Adem\u00e1s, ya cuenta con cuatro viviendas prerreservadas \u2013un avance comercial del 18%\u2013. Este proyecto tiene una estrategia de plusval\u00edas. Los inversores de Urbanitae entrar\u00e1n en sociedad con el promotor para continuar el desarrollo del proyecto Quinta do Cedro. En concreto, aportar\u00e1n 2.667.000 euros. El promotor tambi\u00e9n invierte su propio capital, que asciende a cerca del 26% del total de la inversi\u00f3n. En este v\u00eddeo, el promotor y nuestro CEO, Diego Bestard, explican los detalles del proyecto. TIR preferente del 15% para los inversores Como en todos los proyectos de plusval\u00edas, no est\u00e1 permitida la publicaci\u00f3n de rentabilidades estimadas. No obstante, la previsi\u00f3n de rentabilidad puede calcularse a partir de la informaci\u00f3n de la ficha del proyecto, con la f\u00f3rmula: (Previsi\u00f3n de ingresos \u2013 Estimaci\u00f3n de costes) \\\/ Equity total. Hemos establecido junto al promotor que la rentabilidad sea preferente para los inversores de Urbanitae. En concreto, hemos pactado que los inversores de Urbanitae tengan una remuneraci\u00f3n preferente sobre el capital aportado del 15% anual (TIR). Es decir, el promotor no recuperar\u00e1 su equity ni tendr\u00e1 derecho a beneficio hasta que los inversores de Urbanitae no vean remunerada su aportaci\u00f3n en un 15% anual. La duraci\u00f3n estimada del proyecto es de 20 meses. Por tanto, si la inversi\u00f3n y el seguimiento de la obra se prev\u00e9n para el cuarto trimestre de 2024, las obras deber\u00edan acabar en el segundo trimestre de 2025. Las viviendas se entregar\u00e1n en el primer trimestre de 2026. Los inversores de Urbanitae recuperar\u00e1n el dinero, seg\u00fan el plan validado con el promotor, entre julio y septiembre de 2026. \u00bfTienes dudas? El proyecto Quinta do Cedro se ubica en el municipio de Oeiras, perteneciente al distrito de Lisboa \u2013uno de los 18 que integran Portugal\u2013. En concreto, la promoci\u00f3n est\u00e1 en la parroquia o freguesia de Cruz Quebrada, una muy buena zona, en segunda l\u00ednea del r\u00edo Tajo y a pocos metros del paseo mar\u00edtimo de Alg\u00e9s. El proyecto que vamos a financiar consiste en el desarrollo, ya iniciado, de una promoci\u00f3n de 22 viviendas plurifamiliares con jardines, balcones, terrazas privadas, dos piscinas en la azotea, 59 plazas de aparcamiento y un gimnasio. Como veis, se trata de una promoci\u00f3n de lujo con todo tipo de comodidades. El promotor es Vogue Homes, el mismo con quien dimos nuestros primeros pasos en Portugal, con el proyecto Paulo Duque. La promotora cuenta con 20 a\u00f1os de experiencia en este tipo de producto, y es especialista en promociones residenciales de obra nueva en Lisboa y alrededores. Obras ejecutadas al 45% Un punto fuerte de este proyecto es que no hay que esperar a la licencia de obras. Est\u00e1 en vigor desde 2020 y, de hecho, los trabajos de obra est\u00e1n actualmente sobre el 45%. Adem\u00e1s, ya cuenta con cuatro viviendas prerreservadas \u2013un avance comercial del 18%\u2013. Este proyecto tiene una estrategia de plusval\u00edas. Los inversores de Urbanitae entrar\u00e1n en sociedad con el promotor para continuar el desarrollo del proyecto Quinta do Cedro. En concreto, aportar\u00e1n 2.667.000 euros. El promotor tambi\u00e9n invierte su propio capital, que asciende a cerca del 26% del total de la inversi\u00f3n. En este v\u00eddeo, el promotor y nuestro CEO, Diego Bestard, explican los detalles del proyecto. TIR preferente del 15% para los inversores Como en todos los proyectos de plusval\u00edas, no est\u00e1 permitida la publicaci\u00f3n de rentabilidades estimadas. No obstante, la previsi\u00f3n de rentabilidad puede calcularse a partir de la informaci\u00f3n de la ficha del proyecto, con la f\u00f3rmula: (Previsi\u00f3n de ingresos \u2013 Estimaci\u00f3n de costes) \/ Equity total. Hemos establecido junto al promotor que la rentabilidad sea preferente para los inversores de Urbanitae. En concreto, hemos pactado que los inversores de Urbanitae tengan una remuneraci\u00f3n preferente sobre el capital aportado del 15% anual (TIR). Es decir, el promotor no recuperar\u00e1 su equity ni tendr\u00e1 derecho a beneficio hasta que los inversores de Urbanitae no vean remunerada su aportaci\u00f3n en un 15% anual. La duraci\u00f3n estimada del proyecto es de 20 meses. Por tanto, si la inversi\u00f3n y el seguimiento de la obra se prev\u00e9n para el cuarto trimestre de 2024, las obras deber\u00edan acabar en el segundo trimestre de 2025. Las viviendas se entregar\u00e1n en el primer trimestre de 2026. Los inversores de Urbanitae recuperar\u00e1n el dinero, seg\u00fan el plan validado con el promotor, entre julio y septiembre de 2026. \u00bfTienes dudas?
