And not only in Spain, but across Europe as well.<\/p>\n\n\n\n<p>According to the data we gathered from the public information of the main platforms, between January and August 2024, the volume of real estate crowdfunding in Spain grew by 71% year-on-year. <strong>This figure adds to the 84% increase recorded in 2023 compared to 2022<\/strong>, demonstrating the strong upward trend of this investment model. With the reduction in bank financing for real estate projects, crowdfunding has emerged as a key solution for developers and an opportunity for investors.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Spain is growing at a steady pace<\/h2>\n\n\n\n<p>Globally, real estate crowdfunding is also on the rise. According to the Real Estate Crowdfunding Report 2023, produced by the Polytechnic University of Milan and Walliance, the sector <strong>reached a cumulative funding of \u20ac52.7 billion in 2023<\/strong> worldwide. Growth was significant in markets such as France, Germany, and Italy. In the European Union, leading platforms have raised more than \u20ac12.4 billion, and this figure is expected to continue rising in 2024.<\/p>\n\n\n\n<p>Despite the notable growth of <a href=\"https:\/\/blog.urbanitae.com\/en\/2023\/09\/24\/real-estate-crowdfunding-what-it-is-and-why-to-invest\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0924&amp;utm_term=real_estate_crowdfunding_1&amp;utm_content=en_crowdfunding_crece_70\" target=\"_blank\" rel=\"noreferrer noopener\">real estate crowdfunding<\/a> in Spain, this financing model still has ample room for expansion. It is estimated that in 2023, alternative financing represented approximately 10% of the total financing in the real estate sector in Spain, a figure far below countries like the UK, where alternative financing represents about 50%.<\/p>\n\n\n\n<p>However, if the current trend continues, Spain could narrow this gap in the coming years. However, with the rise of real estate crowdfunding, it is now possible for small savers to participate in projects with investments starting from as little as \u20ac500.<\/p>\n\n\n\n<p>This democratization of investment has allowed many small investors to diversify their portfolios and access a sector that was once out of reach. In 2018, the volume of bank financing for residential developments reached \u20ac20 billion. However, today that figure is less than half, leaving a gap in the market.<\/p>\n\n\n\n<p>This context has created a unique opportunity for crowdfunding platforms, which offer developers a viable and accessible alternative.
