According to the latest mortgage data published by the <a href=\"https:\/\/www.ine.es\/dyngs\/Prensa\/es\/H0524.htm#:~:text=El%20n%C3%BAmero%20de%20hipotecas%20sobre,en%20el%203%2C25%25.\" target=\"_blank\" rel=\"noreferrer noopener\">National Institute of Statistics (INE)<\/a>, corresponding to the month of May, the signing of mortgages has returned to negative numbers after seeing some light in April. While<strong> in the fourth month of the year operations increased by 28%, <\/strong>recording the best April in 14 years (34,264 mortgages), May&#8217;s figures (27,435) decreased by 18.2%. Andalusia (5,496), Madrid (5,494), and Catalonia (5,241) were the regions that registered the highest number of mortgages constituted on homes in May this year.<\/p>\n\n\n\n<p>Meanwhile, <a href=\"https:\/\/www.fotocasa.es\/fotocasa-life\/compraventa\/evolucion-compraventas-en-espana\/\" target=\"_blank\" rel=\"noreferrer noopener\">home sales have experienced a 21.5% drop,<\/a> awaiting new interest rate cuts. May closed with 44,013 transactions, and April ended with 53,091, the second-best figure of the year. Many prospective homeowners are closely monitoring the evolution of the reference index to jump into buying a home and applying for a mortgage. The reduction in interest rates will be key to the recovery of the <a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/06\/29\/basic-overview-of-the-housing-market-in-2024\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0824&amp;utm_content=en_mercado_hipotecario\" target=\"_blank\" rel=\"noreferrer noopener\">mortgage market in 2024.<\/a><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Profile of mortgage loan applicants<\/strong><\/h2>\n\n\n\n<p>But who is signing mortgages in Spain? According to a recent study conducted by the General <a href=\"https:\/\/www.notariado.org\/portal\/-\/entre-35-y-44-a%C3%B1os-la-edad-en-que-se-contratan-m%C3%A1s-hipotecas\" target=\"_blank\" rel=\"noreferrer noopener\">Council of Notaries<\/a>, on the occasion of the fifth anniversary of the <a href=\"https:\/\/diariolaley.laleynext.es\/Content\/DocumentoRelacionado.aspx?params=H4sIAAAAAAAEAE1QTWvDMAz9Nz6OfHTpyZe2OxSS0nRl16E6IjFodrDkbPn3U1fYJtBB0tPTexK4sa2fDTjJQIfobFPWzb30C17hdp_FNGDarbYyEgXogmybTbk1PMXPEyx-BPEx7CDZa8po_NC1_SuS7TDkc_LB-RmorN-LSmeDbV8KjWZTlFVhFkysy_bNjxgEzeTHqdWUBxcjJDedYUTbehbQ25kEhsgdSIfJQRBPT8Dzl3Gk4AMI7oEwDL9yuIUc3NRnTOujRX-No-rp_3MZmGdaL5HU5Q94jqxvyR8q7xj2kGJm9VZ8A4djToA5AQAAWKE\" target=\"_blank\" rel=\"noreferrer noopener\">Law Regulating Real Estate Credit Contracts (LCCI)<\/a>, <strong>the age range in which most mortgages are contracted in Spain is between 35 and 44 years (33.4% of the total).<\/strong> This is followed by the group aged between 45 and 54 years, with 29.6%, and between 25 and 34 years, with 20.9%.<\/p>\n\n\n\n<p>The conclusions of this analysis also indicate that in the first quarter of the year, 51.8% of future mortgage loan applicants were men and 48.2% were women. In 53.9% of the cases, mortgages were applied for by two people.<\/p>\n\n\n\n<p>Additionally, 89.7% of the signatories of notarial transparency acts prior to the mortgages were of national origin, compared to 10.3% of foreigners. In this case, the 2023 annual mortgage market <a href=\"https:\/\/www.idealista.com\/news\/inmobiliario\/vivienda\/2024\/05\/28\/817213-los-extranjeros-in-love-con-espana-la-compra-de-casas-por-no-residentes-crecera-en\" target=\"_blank\" rel=\"noreferrer noopener\">report from Idealista reveals that the foreigners who signed the most mortgages in 2023<\/a> were the British, with 15.5% of the total, followed by Germans (14.1%) and Swiss (9%). It is noteworthy that the conditions for non-resident mortgages are more restrictive than for nationals, as they cover between 70% and 60% of the property&#8217;s appraisal value, instead of 80%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>The effort to buy a home is increasing<\/strong><\/h2>\n\n\n\n<p>Nowadays, accessing a home in Spain requires much more effort than it did several decades ago. An effort that has skyrocketed in recent years, <strong>to the point that Spaniards are dedicating the entire salary of 6.7 years<\/strong> (81 months) to paying off the mortgage, according to the study &#8220;<a href=\"https:\/\/s36360.pcdn.co\/wp-content\/uploads\/2024\/04\/NdP-Espana-Analisis-salarios-Precios-compra-vivienda-2023-FC-IJ.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">Relation of Salaries<\/a> and Home Purchase in 2023,&#8221; conducted by Fotocasa and InfoJobs. The Balearic Islands is the region where the highest gross salary is dedicated to paying for a property (12 years).
