The first two <a href=\"https:\/\/urbanitae.com\/en\/project\/P000072?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=projects&amp;utm_content=en_proyecto_la_antilla\" target=\"_blank\" rel=\"noreferrer noopener\">projects<\/a>, in C\u00e1diz, <strong>yielded IRRs above 18% in both cases.<\/strong> The third project, Cervantes, is progressing well.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Capital gain strategy<\/h2>\n<p> <\/p>\n<p>The <a href=\"https:\/\/urbanitae.com\/en\/project\/P000291?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=la+antilla+project+2&amp;utm_content=en_proyecto_la_antilla\" target=\"_blank\" rel=\"noreferrer noopener\">La Antilla project<\/a> has a <a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/02\/21\/what-are-the-capital-gains-projects-like-at-urbanitae\/?utm_source=blog_en&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=capital+gain&amp;utm_content=en_proyecto_la_antilla\" target=\"_blank\" rel=\"noreferrer noopener\">capital gain<\/a> structure. Urbanitae investors and the developer will partner to purchase an existing building in La Antilla, on which 56 homes with 1, 2, and 3 bedrooms \u2013 with an average built area of 88 m\u00b2 \u2013 will be developed.<\/p>\n<p> <\/p>\n<p>Thus, <strong>the project ticket amounts to 3,172,500 euros.<\/strong> Fenext has already signed a purchase contract for the asset and paid 5% of the price. Urbanitae&#8217;s entry will allow for the payment of the remaining amount for the purchase.<\/p>\n<p> <\/p>\n<p>Although there is no construction license yet, it should be noted that the acquisition of the complex includes the purchase of rural land not considered in the business plan, <strong>which will generate extra profit for the project.<\/strong> We are entering a very early stage of the project, so we expect a total return in line with the duration of about 34-36 months.<\/p>\n<p> <\/p>\n<p>As with all capital gain projects, the regulator does not allow us to offer an estimated return figure.
