It will be <strong>next Friday, February 9th, at 12 p.m. (UTC+1).<\/strong><\/p><p>We travel to the district of Nueva Andaluc\u00eda, in the city of Marbella. The Villa Alcal\u00e1 project involves granting a loan to <strong>finance the development of a luxury villa located in the exclusive residential community of La Cerquilla<\/strong>, adjacent to the Las Brisas golf course. The villa in question will have <strong>five bedrooms and five bathrooms<\/strong>, a garage with space for four vehicles, an entertainment room, a gym and cellar space, and a private pool, among other amenities.<\/p><p>The developer returns with Urbanitae: Cogitari Homes financed the <a href=\"https:\/\/urbanitae.com\/en\/project\/P000251?utm_source=blog_en&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=gate+3+project&amp;utm_content=project_villa_alcala\" target=\"_blank\" rel=\"noopener\">Gate 3 project<\/a> on our platform last December, another <a href=\"https:\/\/blog.urbanitae.com\/en\/2024\/01\/15\/the-immunity-of-luxury-residential-real-estate\/?utm_source=blog_en&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=luxury+real+estate&amp;utm_content=project_villa_alcala\" target=\"_blank\" rel=\"noopener\">luxury residential<\/a> development. The developer specializes in this segment and has more than 30 years of international experience in the industry.<\/p><h2 class=\"wp-block-heading\">21% return and ongoing construction<\/h2><p>The <a href=\"https:\/\/urbanitae.com\/es\/proyecto\/P000261?utm_source=blog_en&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=Villa+Alcala+Project&amp;utm_content=project_villa_alcala\" target=\"_blank\" rel=\"noopener\">Villa Alcal\u00e1 project<\/a> is a debt project. Urbanitae investors will provide a loan to the developer, intended to pay off the principal of the existing mortgage on the land where the asset will be developed and to complete the construction.<\/p><p>It should be clarified that the developer, Cogitari Homes, <strong>owns the land<\/strong>: it was acquired with its own funds and alternative financing. The project <strong>already has a building permit, and in fact, work has already begun<\/strong>.<\/p><p>The participation of Urbanitae investors will be materialized in a <strong>loan divided into three tranches<\/strong>. Tranche A, with <strong>a term of 24 months, will be for an amount of \u20ac2,175,000 at an annual fixed rate of 10.5%<\/strong>, with the stated purpose of removing the charge and continuing the construction. The exit of Urbanitae investors will be <strong>through the sale of the house<\/strong>.<\/p><p>The total amount of the loan is 4,900,000 euros, and, as mentioned, it will be structured in three tranches. The Villa Alcal\u00e1 project is limited to the described Tranche A. Total early repayment will be allowed at any time, <strong>subject to a guaranteed minimum return for Tranche A equivalent to 24 months of interest<\/strong>. An additional extension of 6 months to month 24 is allowed, subject to a 100% progress of the construction.<\/p><h2 class=\"wp-block-heading\">First mortgage guarantee<\/h2><p>Another strong point of the project is its level of guarantees. The debt contract establishes a first-ranking real mortgage guarantee on the three registry properties that make up the project \u2013 as always, through a collateral agent. Thus, it is expected that in the first quarter of this year, the loan will be granted, and construction will continue, concluding in the third or fourth quarter of 2025.
