Real estate is perhaps the first thing that comes to mind when we imagine becoming rentiers. If financing is needed, the state of the mortgage credit must be taken into account, deciding how much can be contributed, and what type of <a href=\"https:\/\/blog.urbanitae.com\/en\/2023\/05\/04\/paying-off-the-mortgage-or-investing-which-is-better\/?utm_source=blog_en&#038;utm_medium=referral&#038;utm_campaign=urbanitae_blog_0124&#038;utm_term=paying+off+mortgage&#038;utm_content=live_off_rental_income\" target=\"_blank\" rel=\"noreferrer noopener\">mortgage<\/a> is desired or achievable. With the subsequent time and paperwork costs.<\/p>\n\n\n\n<p>Once the decision to purchase is made, it&#8217;s good to know what is involved in terms of procedures and costs: taxes, notary, registry, etc. If renovations are planned, <strong>it will be necessary to assess the costs and deadlines<\/strong>, involving market research for contractors. To aspire to live off rents, we should repeat the operation several times, monitoring our indebtedness and the time we dedicate to the mere management of the properties. It&#8217;s possible, but it requires a lot of work and a long-term perspective.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Real estate crowdfunding for rentiers<\/h2>\n\n\n\n<p>There are more alternatives. <a href=\"https:\/\/blog.urbanitae.com\/en\/2023\/09\/24\/real-estate-crowdfunding-what-it-is-and-why-to-invest\/?utm_source=blog_en&#038;utm_medium=referral&#038;utm_campaign=urbanitae_blog_0124&#038;utm_term=real+estate+crowdfunding&#038;utm_content=live_off_rental_income\" target=\"_blank\" rel=\"noreferrer noopener\">Real estate crowdfunding<\/a> allows investing in properties with little money. Solvent tenants and consolidated locations are sought to keep the investment risk very low.<\/p>\n\n\n\n<p>For the investor, profitability is obtained in two ways: first, in the form of quarterly dividends from the rent, <strong>with annual returns around 5-6% net of expenses<\/strong>. Additionally, when the asset is sold \u2013 at the end of a period usually five years \u2013 the capital gains obtained are distributed among investors based on their contribution.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Can you live off rents with real estate investment?<\/h2>\n\n\n\n<p>Real estate investment is one of the best options for those aspiring to live off rents. The traditional strategy, as we&#8217;ve seen, requires a significant amount of resources and time on the part of the investor \u2013 and greater risk \u2013 so many will discard it outright. <strong>Real estate crowdfunding offers another path<\/strong> to the goal of living off rents with real estate investment, with a <a href=\"https:\/\/blog.urbanitae.com\/en\/2023\/03\/26\/the-benefits-of-diversification\/?utm_source=blog_en&#038;utm_medium=referral&#038;utm_campaign=urbanitae_blog_0124&#038;utm_term=diversification&#038;utm_content=live_off_rental_income\" target=\"_blank\" rel=\"noreferrer noopener\">diversified<\/a> portfolio and a moderate level of risk.
